Grand LA update: I noticed while walking down Grand yesterday that the floors are beginning to appear over the construction fence. Very excited to watch this one take space.

Was at Disney Hall last night for a show, but didn't have time to cross the street to get pictures as I was racing the start time. You can see some rebar columns peeking up above ground level from Grand Avenue, but not yet over the construction fencing. My guess is Q1 when we'll start to see this have a real presence above ground level for easier photo updates.

Great additions. Keep going LA.
I really pray that by the end of this building cycle, the downtown
skyline as well as street activity will have at least one degree of
fundamental difference from 2000.

It's not the same neighborhood by any fantastical stretch of the imagination. I have development walk photos from 2001 where the entire neighborhood is a giant parking lot.

UUMMMMM..... Giant Water Wheel (50 ft tall) approved for the LA river??? never even heard of it.... but apparently its been in the planning stages for a while. Still confused on what its purpose will be....The river isn't that deep 9 months out of the year.

The rebar is well, well above street level on the Olive side.

It's been for a while now (at least the site prep). Over on the DTLA facebook group it's been pretty well discussed. Hunter's been taking some great photos too

Fantastic summary of the state of the DTLA market from Globe St:

— HALF of the city's new inventory is being delivered in DTLA, in only 1% of the land mass

—Lease prices are up 1% downtown vs. 8% city-wide due to increased supply

—Building luxury housing helps prevent conversions of market rate units

^^^ Now if only we can get city/state politicians to understand this. Build more, specifically downtowns and rent increases will come into a correction. The red tape and road blocks need to stop.

Now days after this last boom, even big projects like this we seem to get excited for a day and then shrug it off until it reaches the halfway point and then we don't mention it again until it gets glass and then tops out.

Shot this from Rolling Hills last week. It was pretty smoggy, but I love how wide the skyline is getting from the south due to all the new towers in South Park.

LOL I feel we've been talking about it a bit on here actually. The consensus seems to be however, no one seems to care oddly. Meaning. 10 years ago, this would be THEE thing we talked about all day and all night "LOOK ! TWO GUYS ONSITE ! EXCITING!". Now days after this last boom, even big projects like this we seem to get excited for a day and then shrug it off until it reaches the hallway point and then we don't mention it again until it gets glass and then tops out.
Well to be fair it's only in the site prep phase so a lot can happen before it actually starts going vertical. A 2020 recession is the biggest fear of multi-family investors ATM and with Oceanwide stalled and looking for a loan, I remain cautiously optimistic.

But that's a funny point, I feel like maybe the reason we're not more excited is because DTLA has passed the tipping point of viability, where we now know it's going to be the center of development and activity for the next century

True. I remember back when Watermarke and the Ralphs building were in the site prep stages and we all said "This is it, this will change downtown forever ! Downtown will boom" took another 10 years but even back then the site prep stage had us all like kids in a candy store. Now we seem to be unbothered until top out lol. I just hope I live long enough to see the day atleast half of the downtown loop gets filled in with highrises.

That’s what I’m saying. About twice as many buildings as there are now would be pivotal. An upscale shopping district would be the icing on top.
