"The Parks" is by far the most anticipated development for Edmonton in my books. Design has come a long way in this city and a lot of nice stuff being proposed. But this, if the design does not change, really is unique and beautiful.

It's one of the first 'major' redevelopment projects right on Jasper east of 109 Street. Given the existing built form on that corner, it will feel vastly different once completed.

This - along with the park - help close a major gap in vibrancy between 106 st and Jasper, to 109 street and Jasper (IMO). The big pieces that needed to be redeveloped are on either side of Audrey's Books.

Administration is in SUPPORT of this application because it:
● conforms with the Oliver ARP with respect to high rise residential development

I can't believe it has taken developers so long in figuring Oliver is a great investment, especially along 124th or across from the Brewery district. Actually anywhere in the Oliver neighbourhood is great, because of the close proximity to shopping, entertainment as well as the river valley parks.

We most definitely need a bunch of new housing/density just east and west of 124st from Jasper-111ave to support and make that retail more viable more hours of the day.
