The economy is okay just not super strong. No, the whole province is not moving to Calgary.

The strength in residential construction leaning to more rental units is a happy side effect of the bad economy. As fewer people are able to buy condos and single family homes. they are turning to the rental market instead. So demand is high for rental units and the vacancy rate in both Edmonton and Calgary has been falling as a result of the shift.

Its also subjective.

For example there is somewhere between 185ish and 200ish active cranes currently in Metro-Van.

The quality of proposals out of Downtown Vancouver continues to impress. I love the look and scale of that tower.

I like the scale and glass to spandrel ratio. I'm already sick and tired of the flip flopped, random triangular prisms.

I think it works better with that colour than if it was just blue/silver. Almost give a vibe of tree branches.

And what percentage has a chance of starting construction in the next 5 years? Shovels in the ground matter.

You can't count on supply/demand for rentals. Cities have strict rental replacement policies for this reason. It's just coincidence.

I still find it messy. The penthouses are awkward too. Could be spectacular with some refinement but ends up messy. Typical for Vancouver and the direction Toronto has been going. Features mixed with standard affair. Imagine if the penthouse floors were carried throughout the entire building

I am sure my optimism about what might be starting construction in the next 5 years is more than you. Shovels in the ground do matter but you cannot have shovels in the ground without having proposals being put forward by developers.

While the list of proposals for Edmonton is a mere blimp compared to cities like Vancouver and Toronto, it more than stacks up nicely to Canadian cities of the same size.

So, to my point, there is still lots going on.

The list of Edmonton proposals truly does stack up nicely against Ottawa and even Calgary, but the numbers actually under construction paint a wildly different story.



That Vancouver office looks fantastic, has a taste of New York to it for me. Who's the architect?

Maybe, but the majority of what's listed has been proposed over the last couple of years in the middle of a downward economic cycle in the city so that gives me optimism.

Really? You recently boosted about how well Calgary is doing with 15 towers under construction and another 5 or so underway.

Edmonton, not so good.

Clifton Place, Century Park Tower, The View Grandin City, Augustana, CNIB, West Block, Cidex Hat, Encore, Cidex 110th, Emerald all under construction at 10 plus two residential conversions and one 60 unit condo in downtown makes 13. If you add, Stantec , JW and The MacLaren which are all just complete or almost done that makes 16. Oh no, the numbers are so horrible compared to Calgary...

If you want to get into minute details like that, you most definitely won't like the result. The difference is about double or more at present. This is why Edmonton's inner city population has decreased over the past decade, while Calgary's has almost doubled.
