While walking home, I noticed a new zoning permit—issued 10/24—at the surface parking lot at 15th and Hamilton, which is obviously related to the second phase of The Hamilton. It seeks to reduce the proposed building’s height to 175’. While a height reduction frequently sucks, 175’ will still represent a huge change for the area!

Was the building ever sold? Some time ago the owners had talked about putting it on the market and changing the 'mission' of the organization.

Considering it's right across the street from light industrial/warehouse, I don't think this is an ideal location for that type of residential use anyhow. The only way I could see this as a good development proposal would be if they were to build out a slew of mixed use buildings - residential above street level restaurant/retail use. Similar to what they did with Baltimore a few years ago in the section just east of the Inner Harbor.

What is that abandoned building right in between this site and where they built those 25-story condos? Is that an old power generation plant? Is it possible to salvage that and re-purpose it for this, also similar to what they did with an old plant in Baltimore when they revamped that into a Barnes & Noble book store? Just spitballing ideas here of how they could make this whole area into more of a cohesive neighborhood.

I believe the plan is still a Live Nation venue and event space.

I was doing some digging around on Atlas recently, and I discovered that this site:

was purchased in 2018. I have no idea what that means for the actual development, so I didn't want to bump the thread.

Anyone better versed in this trade have any ideas?

yep - arts and crafts purchased it and fixed up the existing building into offices and spruced up the outside. the cecil baker design is seemingly done at this point. the building that the city fitness is in at 2nd and spring garden was also purchased by arts and crafts around this time - i have no idea the lease terms or anything but that could be a site that could handle more than what’s currently there and is right across the street from the future go-puff office.

Has anyone heard anything about a third comcast tower being built? There was speculation in this article from 2015 and I remember hearing rumblings on this forum.

I'm wondering if the acquisition of Liberty Property Trust could have derailed any plans?

Lmao, someone made an incredibly premature thread for it IIRC.

There have always been rumors. It makes sense; Comcast is still running out of room despite having a shiny new building to play in.

The likely site of the next building would be the block across 20th from the CTC. Liberty (or whatever the hell it’s called now) owned the entire block.

Roberts publicly made comments that this is no 3rd tower in the works from one of the CTC interviews. And, Liberty who was there go to developer is out of the highrise game and recently scoop up by another firm that does warehouses. So, I doubt we will see anything in the next few years. I'm curious who owns that land now.

It comes from the City's property database, which I think typically has a 3-6 month lag. So it's reasonably current.

The Goodyear and Subway on the site recently closed down and there's a conditional zoning permit there as well. The permit says the building is to be 96 feet high.

The developer must be confident, to have kicked the existing tenants out already.
