One Delisle:

Only glanced at the decision but seems like planning doesn't want a too tall precedent in Yonge/St/ Clair...so the perfect solution is chopping 4 floors from a minor masterpiece... great thinking boys and girls of the planning dept.

Understand u folks are over-worked but give yourselves a shake.

I think it's reasonable considering shadowing issues and density/height concerns. It doesn't really make much of a different on the design anyway, and may have been more done because of the potential for another developer to reference this project in the future to justify a similarly tall project, if and....likely enough when it comes.

I' fine with it as well.

Even with 4 floors knocked off it's still very tall for that area.

Isn't that the old rendering? Looks roughly the same as I remember it.

Precedence is usually not a good reason. In Toronto, it's everything. Planning is usually not that proactive. The neighbourhood counts.

Yesit's the original but it's still easy to tell missing 18m or four flours won't make much of a difference with the presence this building will have in the area.

Thunder Bay Art Gallery - Part of the newly revitalizing "Prince Arthur's Landing" in the waterfront section of the downtown of the former city of Port Arthur. The area is really coming together, quite impressive for a city Thunder Bay's size. Adjacent to the tenuously planned arena and event centre as well.

I know this isn't exactly proposal news, but despite the ongoing slump in the Alberta multi-family housing market, Calgary saw our first significant condo development start construction a couple months ago. The project is "The Annex" by Ottawa's Minto, in Kensington. I just noticed tonight that Minto's second project in the city, "Era" in Bridgeland, is now sold out. With another two towers by local developers around 40% sold. Total unit count in the 4 buildings is only like 600 so I mean it's not a huge deal, but still. I don't mean to sound too optimistic, but I'm friggin excited to see this turnaround goin on!

Combined with the 5000 units of rental under construction, in site prep, and completed in the inner city in the last 6 months... things is goin wild over here.

I would agree with you if it wasnt for the height of the new balcony-wrapped, window-wall econo-condos to the southeast. If One Delisle was the original height it would draw more attention away from that pile.

A big new hotel breaking ground in DT Calgary. Nice to see something substantial being built these days even if it is a bit messy of a design.

I am glad to see you are optimistic, I have not heard many people refer to the current situation there as a "turnaround" or "goin wild", in fact quite the opposite. How many new office towers and condo towers are currently under construction with cranes up? As we all know, digging and excavating is not "under contruction" by SSP rules. I hope there is a turnaround but a lot of other measures point to it being more challenging now than this time last year even.

Are there any more office to condo/rental conversions planned? I'm guessing there will be a some office space added to the amounts once Telus Sky opens (ie. Telus probably moving employees from other buildings here). These conversions are good for providing housing and reducing the vacancy rate. Of course it isn't a decision made lightly, since it is hard to go back once these office become residences.

There are currently 15 high rises (35 to 222 meters) under construction (past excavation state/cranes up) at the moment, 2 set to begin construction before the new year (stalled projects already at grade, construction restart confirmed), 1 historic office highrise currently being converted to residential, 2 towers currently under excavation (1 hotel, 1 residential), another office tower conversion set to begin construction "soon", and another 50ish multi-family low to mid rises throughout the inner city alone.

We have more high rises UC than Edmonton and Ottawa combined, and have since before the recession started. There's a lot of reason for optimism as far as the urbanization/intensification of the Calgary inner city goes. Not only is the population exploding, there's also an unprecedented amount of investment in public infrastructure underway. Despite the maddening debacle going on with the Green Line

As far as office conversions go, it's my dream that all four towers of Bow Valley Square will eventually be converted. It would be an amazing location and add about 2000 people to the centre of the core. Dreams...

I too am amazed at the amount of residential construction (mostly rental) underway in Calgary. I don't understand who is renting these units but I'm not complaining.

The most shocking part of it all is how relatively low the rental vacancy is (relative to the perceived hard economic times), something like 5% or less last time I heard iirc.

Wow well then how come all the headlines coming out of Alberta are so dire?
Is the whole province doing this well or is the whole province just moving to Calgary?
