Me too. As I hope our own Brickwork Gondola pans out but things have been pretty silent on that front for a while now.

A ton of new proposals for Toronto, one of which is called Untitled Toronto by IBI Group and Reserve Properties at Broadway and Redpath: http://reserveproperties.ca/properties/untitled/ Other than the sawtooth gimmick it's a bore: grey window wall and spandrel yuck. They're using Pharrell Williams to sell the project so maybe he gets to pick a few deck chairs and lobby furniture?

Great.....Redpath will continue to have dilapidated and ugly towers rising along it. I gather this must be for the site where they're tearing down the ten floor apartment building.....this area is going to be terribly overcrowded in a few years, especially with the lack of investment in infrastructure and narrow sidewalks.

It's a rental building so I can't find a reason to bash it that much.

Not much of a difference between rental or condo unless the developer specifically proposes RGI units. Overpriced and cheap. You would think standards would be higher for things like the building envelope if developers were committed to the long term payoff through rental income. They just aren't. It will be marketed and sold like any condo development; shares in the development instead of units.

The interesting part about this proposal is that there is a 56Fl tower being proposed by Squamish Nation on their territory. Therefore our Kits NIMBYs are going to go blue-in-the-face trying to fight this against a city that is all about virtue-signalling reconciliation. You can read more about it here (daily hive).

I know that it doesn't look like it in comparison to the Toronto applications but this would be a game-changer for the city of Vancouver since this is a taller directly across False Creek from the downtown peninsula. Vancity is only going to get denser (and hopefully taller) as the Broadway subway begins construction, and this will be one of the proposals that will help it get there.

Been quite a week for Van, this massive proposal, the 82 floor proposal in Lougheed (plus the accompanying two 60+ towers), the 450 ft. tower on Burrard, the mystery what looks to be 36 floor office tower model (which I guess is Gilmore Place), the height increase for 601 Beach Crescent, the release of the Cambie subway hub layout, alignment of the Langley Skytrain, etc...

A whole community of identical towers that, IMO, are some of the worst schlock posted here in a long time. This is the type of development that ruins skyline views. Sure it's preliminary and will evolve but, this is not a good start.

Well the main difference is it has one overseeing power that maintains the building and units unlike a condo building that might have owners who don't even live in the country and tenants from hell that the neighbours have nobody to complain to.

Condo towers tend to all look the same, so nothing different here.

So they are proposing 6000 units - 9000 residents over 4.7 acres. That's the equivalent density of 500 000 people per sq mile.

Revery (Formerly Bing Thom Architects) is a great firm so I expect as this one progresses the design will continue to improve and the final product will be quite good.

As a Kits resident I personally am really excited to see this one move forward, 56 storeys just off the downtown peninsula will be a huge change for Vancouver. Hopefully it breaks the height fear some have, just like Shangri-La did for downtown.

I disagree. Property management is commonly turned over to a service that will take their time addressing tenants from hell in either case. Good luck as a renter in a rental building. You're piece of mind is of little consequence to the pension funds, REITs, developers that collectively own these new rental buildings.
