This project has been working with Planning staff since 2015. Not sure what is meant by "jumped over planning". That's not how it works.

The massing, podiums, low-rise, and landscaped public realm look great. PWL Partnership is the LA on this.

In my understanding planning was not initially supportive of a rezone to change the recently implemented City Centre plan/OCP...so the development team went straight to council to see if they would support or not.

Might have misunderstood that aspect...

Lol! West Bank should just start a company specializing in cleaning hard to clean buildings as they are the specialist in creating buildings that are hard to clean! They architect could have said just ask West Bank!

That is correct - and partially why this was in the planning stages for so long. Staff wasn't supportive of the height here because it's designated as a 'transitional' zone between higher building sites to the south and single family to the north.

The height ultimately could be rationalized due to the 'gateway' nature of the site on King George as you enter City Centre.

I understand there was some lobbying of the previous council for support, and staff eventually began to work with the proposed heights.

Great looking project for Surrey. Much better than the previous vision for the site which looked disjointed and a little out of touch for the area:

Any idea who the developer is? Likely just made a massive windfall on the density increase (unless city's charging CACs?).

The Holland at 133rd and Old Yale Road is for sale. They've also demolished the fraser health building on the site.

They dropped this at my building the other day.

^That is a very high strata fee. Assuming 700 sq. ft, you're almost paying $350 a month.

Seems like a high starting fee, yes, depending on what it includes. Pretty normal for a building after a few years though.

104 Avenue Center, the infamous abandoned building on 104th Ave, is up for sale. Guess the owners decided to give up finding a single tenant and are cutting their losses? Not sure if this has been posted before.

I would assume the base plumbing was done as they would have had to that to get a building permit. The bulk of the plumbing would be left to the TI same would be said for the electrical. As I recall orginally it was going to be an asian mall ?

That building has been excluded from commercial real estate brokerage reports on Surrey because (a) it's been empty so long it is essentially not part of supply; and (b) it would skew Surrey's vacancy rate if it were included. I don't agree with it being excluded, though. It's an office building. It exists. It's empty. It should be captured in local market stats.

Tower would be second ever high-rise erected in North Delta

A proposal for a 35-storey tower at 75A Avenue and 120th Street in North Delta has been revised to include affordable home ownership options.

Hari Homes is behind the development which now includes 335 units, commercial space, and a 3,000 sq ft. childcare facility. There will also be a separate building with six three-storey townhomes.

Guess it depends on how we define "high-rise." Not sure what the rules are on this forum but I always though typically anything > 35 meters or rougly 12 residential floors is a high-rise. Or would they maybe be considering the two existing 15 storey towers as "mid-rise" towers then?

Either way it is semantics. This would be the second very much high-rise compared to those two older buildings that have been on 80th Avenue and Scott Road for several decades.

I wish they replace it with a new Costco, change it into a 3 stories Costco

Superstore is not too far from it. They both like to be together :-)

It is interesting that someone tried to build an Asia mall here. Even today, Surrey is not a popular Asian area like Richmond.

My understanding was because the owner wasn't really trying rent it out. He was content on it just sitting empty.
