Those view cones are indefensible. I'll go further and suggest there should not be any view cones that are only visible to vehicles in motion; if you can't stop to enjoy the view, there shouldn't be a viewcone. The exception to this is protection for views out of the downtown core along major (ceremonial) streets (e.g. Granville and Georgia streets).

When you say it's going to be very interesting, do you mean the design, the size, or its use?

I'm going to yes on all counts, but the size (ht) will not be super tall. Very early stages....

I wonder how many billions of dollars have been wasted to pay for all these viewcones studies by Architects, as well as those overseeing such nonsense at City Hall. I'm sure all the resources saved from all these would have built us some really nice affordable housing by now.

I doubt 450ft is supportable on the office building site due to the view cones.

That's fantastic. I knew Arno around the time he started his firm (at the time working out of a tiny subleased mezzanine space [modern attic?] in the same building as Fast + Epp, whose board room they were kind enough to make available to him for meetings). I like his work and it's going to be exciting to see him tackle a significant tower.

To say attending all of these various meetings consumes a lot of Hannah and I’s time would be an understatement. However, when the applicant team behind this project revealed its review by the Vancouver Heritage Commission wasn’t easy, I knew we missed something big. Perhaps due to fears of retribution, the city’s advisory boards generally aren’t criticized, and with minuted comments asking this First Nations design to celebrate post-contact history, I can only imagine what wasn’t recorded.

Yet at this Urban Design Panel meeting, the applicant team made it clear they were focused on the future, as this building was designed to last a century. More than that, it was meant to be a celebration of a culture finally being recognized in an area where it has been hidden away. Their consultation with First Nation’s elders and knowledge-keepers will change that, as this Esemkwu design is just a small part of this culture’s return to Downtown Vancouver.

It is supposed to be a gesture of reconciliation towrds First Nations people, but to me it is almost more of a mocking parody, almost an insult.

I like it. I think it will serve its function as social housing just fine. Sometimes housing is just housing. I don't see how a social housing project can spark a trend any more than any other buildings in Vancouver. There are plenty of buildings far more hideous.

It was described as a high-end hotel. So another possible reason to let it creep into the view cone.

Tower could be an interesting one...would love to see a better-resolved rendering of the tower and a clear idea of what the street-level experience would be like...retail, at a minimum, I would hope
