Wait a minute, wasn't there leaked talk of a 40 story building on this corner? What's with this, it looks like a placeholder building!

This proposed South Granville building includes entrance to new Broadway subway
PCI Developments proposes five-storey office building at Broadway and Granville

Wrong thread. And yes, it's a placeholder:

Quote:

But details of (the development) may change.

Through the Broadway Plan, the site might be identified for greater density, which is why PCI's current development permit application includes six levels of underground parking and extra elevator core for future consideration. Once the Broadway Plan is completed, PCI will amend its development plans to suit the plan’s outcome.

It's disheartening to see a decent piece of architecture being torn down and being replaced with cheap garbage.

So we have a 6 story parkade = what? Maybe 25 story office tower? Not sure actually as I'm sure the station had en affect on parking requirements.

Taller than 25. This building is not cheap garbage but a highly efficient and very technical building - at both placeholder height and to be announced height. Many landowners have already been talking lot by lot with Planning Staff about uses, density that they foresee and will be outlined in the Broadway Plan.

The old building would need to be gutted to an unrecognizable structure to meet today's standards and tenant-able while building the necessary parkade and SkyTrain access.

Most office towers of this height will have 6-stories (minimum?) even though you could possibly build less because leasing the office space they look at available parking. Someone downtown wanted to do a 25-ish-storey office building and 2 levels of underground with mostly car share... which is doable but try leasing that office space in this competitive market.

You know we aren't taking the environment seriously when we hope and pray for a 40 storey building in Vancouver on a prominent piece of land on a future Skytrain station .

My, my, how the mighty have fallen to the NIMBYs..

Crews were busy this morning jackhammering old lamp posts along West 12th. Looks like they are replacing traffic lights as well, I wonder if there will be any upgrades. Seems like a bit of a waste otherwise.

Includes Burrard Station second entrance (via escalator) drawings.

Opinion: New second entrance should be built for Broadway-City Hall Station

While the preliminary renderings do not show the precise architectural detailing of the stations, they illustrate the general form and layout of the stations at street level.
---
Good start, but let's hope that more developers pitch integrated towers like the Granville one.

Really guessing they are just general forms and not the final detailed designs.

It is nice to see the layout of the Cambie Hub. Will be nice having our first true direct Subway to Subway hub. Granville and Waterfront only kind of count.

They look a lot like the Canada Line entrances - and I wouldn't be surprised to find the final designs look very similar to what we're being shown.

With the viewcones in place, how tall would a building on top of each station be allowed to go - would any of them be able to hit double digit storeys?

I am guessing only Granville has any chance of at least some acceptable height (100m range?)

Aside from Cambie, most of the stations have a decent chance of density.

What, you didn't want to walk upstairs, cross Cambie twice and go back down again? It's a tradition!

But how will we fill the streets with shoppers!!??? k

Out of all the stations I want to see something a little more unique at King Edward.

My feedback to the survey:

1) It should continue all the way to UBC.
2) Each station should have two entrances, one at each end of the block thus increasing the number of businesses and residents within a 500m radius of a station entrance and thereby increasing ridership potential.
3) City-Hall Broadway Station Platform on the Millennium Line should be centered underneath the Canada Line so that walking distance between the platforms is minimized. The elevator from Southbound Canada Line Platform to the Millennium Line Concourse could extend directly to the MLine platform if this was the case thus increasing accessibility and eliminating the cost of an extra elevator.
4) Attempt to keep stations as close to the surface as possible to increase accessibility of the station and reduce the time of travel from sidewalk to platform.
5) Provide shelters and rain cover for all bus stations at all subway stations
6) Have real time train arrival display at the entrance to the station.

RapidBus stations will have bus arrival displays for all routes, so we should get train displays in the train stations too.

Now maintaining them, that's going to be a problem.
