they locked you in the moment the 7-day contract rescission period has passed... there is no urgency to complete

Pretty much.
That's why pre-sales are super vital to these big developments because often times you have to hit a certain thresshold or percentage of units sold to show you're viable to financiers to push the project through

You're probably not going to sell out the entire project (even though some do in certain cases) before or during construction, but if you can show enough demand with a decent amount sold, that's typically decent leverage or collateral to use to get (more) funding.

The sooner they can finish and hand over to consumer the better financial sense.

Your logic is sound but with one small caveat.
When you use your own money, you carry ALL of the inherent risk in the case of the project failing or stalling (stalls are usually expenses added on top of your budget because all that equipment is usually rented, and then you have insurance/liability fees and whatnot on top of everything).

That might seem like a welcome incentive to get it done as soon as possible, but these sort of projects always come with huge amounts of uncertainty and risks associated with them that you have little to no control over as just the developer or the owner (most typically, they're on the contractor's end), and even though you might have stipulations in the contracts that limit your risk factor and losses in the event of delays, there's only so much delay that any project can carry before the costs begin to accrue even on the developer.

Hence the reason why,....'other people's money'....always the preferred route.

It's a mega project. It's more complex and takes longer to build.
If you want a shorter completion time, buy into a smaller development.
You also won't have the headaches of dealing with mall traffic in the parking garage, noise or vandalism that you might encounter in the "core" of the Brentwood town centre.

I would had I known this project take so much longer to complete. I was already prepared for this to take longer than usual to complete because of the complexity.... but this long? Shape seems to take care of the renters more than the owners. There was never any periodic construction progress report to the owners. We were totally kept in the dark guessing where are we at. The amazing retails turns out to be Starbucks, Mcdonald, food court type eateries. I am sure Tim Hortens, KFC will be on the lists too. No real grocery store. The only consolation is I won't have to deal with mall traffic, because I won't be driving much.

As far as I know, Concord with this one is particularly late, so there may have been problems they needed to sort out they’re not revealing, or it’s a game to sell in limited amounts at a time and build most of the complex at once to save money. If so, perhaps scummy, but the reality is that prebuyers get a discount for reason. No one is forcing Concord to work on an expedited schedule, especially if they’re using their own money.

You guys were not kidding. It is all moving forward as one project which will be amazing for the area.

Seems that the parkade will be split in two separate instead of one mega parkade.

Could go either way, could be knockout panels with the sheer wall for seismic stability or could be separate. My guess would be separate, no reason for a larger connected parkade with no major retail or office component.

Right, + this should be one dramatic build, especially from the south. All of Brentwood is quite dramatic from Hwy 1.

My pics today from Skytrain 2020/01/15

Train was very slow today, so I used a chance to take a lot of good photos.
Also a base is ready for a fourth care to be erected anytime soon.

I appears that there might be crane #4 and #5, or #5 will go eventually onto #4. We all will find out pretty soon.

No. 5 is most likely for a concrete pump

Agreed it does look like a normal location for a concrete pump, but in the last image posted by Lexus (below) you can see two crane cabs sitting in the yard, so there may be a 5th crane added here.

Sure, but I don't think they own these cranes, so presumably the storage of these cranes would be for this site, or possibly their Surrey project.

2 Luffing cranes as well as 2 Tower cranes. 1 Crawler crane outside the view of this pic. Concord doesn't mess around.
