Looks like this will finally start to take shape in the next couple of months as the standard
floor plates begin to rise.

Actually a 2 year delay. Now it’s set to complete along with phase two towers. They’re just tryin to cut building costs, building all towers at once.

I guess they will be adding two more cranes on the site soon then! It makes sense to build all 4 towers at once as they can have crews poor concrete every day and a crew setting up the forms and putting rebar out at a similar pace. Should have been the plan all along but works never the less.

I thought they are building two of the four towers at this time. That has also been what has been marketed.

I will be pleasantly surprised if we will have a cluster of FOUR tall towers going up at once!

Wondering if anyone here would be open to starting a Facebook group together for Concord Brentwood owners to share news, ask questions, interact, etc.

It would probably be the easiest platform to band together in and for owners to eventually find.

I think that is a great idea if the group is private

Awesome! If we pick up some more interest here then I'd be happy to start something.

They have been marketing towers C&D as well, not sure where they are on sales though. This is definitely going forward as 4 towers at once, which I think was always the plan, though the plan was not to finish them so close together. Will save on GCs this way though.

Probably good for the buyers. By the time this thing is up next cycle will probably start up.
Yes, that project is crucial to connect the skyline between the east and west portion of Brentwood Town Centre. Right now there is a gap between the clusters when viewed from the north or south. It will also improve on the walkability from the south area to Brentwood Mall.

Yeah, I can see that gap every day from my window and it bums me out. Once these four towers are completed, Brentwood will have such an amazing skyline from west to east. I will be happy to document it rising.

Currently it is "Concord Brentwood Owners/Residents". Totally open to suggestions though if there are better ideas. Just threw down first thing that came to mind.

Talking about delay, I just realize TAB Tower 1 was marketed in the spring of 2014. It is now end of 2019, tower 1 is not even fully occupied. So it is also 2 years delay and counting. Kinda disheartening to see all surrounding projects which comes much later yet completed much ahead of TAB. Shape is backed by multi billion Ontario pension plan which is essentially "other people's money", hence no burning need to finish fast, there is no strict accountability when not using your own money. Quite unlike smaller private regional companies which need to capture the gain as quickly as they can... because it is their own money. Should have post this in the TAB tread.

Virtually ALL developers build their projects with,...."other people's money".
It doesn't matter whether it's bank financing/loans or investment/pension funds like this.

It's literally the business model of the entire profession and industry.

The only developers you'll tend to see building projects with their own money tend to be smaller developers (read : family owned) or developers new to the game who don't have that much credibility (with banks and financiers) built up yet.

And the bigger the project the almost certain likelihood that it's all entirely external financing that's going into building it.
Why carry all the risk yourself when you can profit off of "other people's money" pretty much the same way banks do with your savings - which also explains why they tend to have such a cosy relationship with each other.
Them and politicians.
Which is actually where developers actually DO spend their own money:
Lobbying politicians and greasing the bureaucracy wheels of the political system to get laws swaying their way.

it's the other reason why it's so difficult to get into their little boys club and the development game unless you're uber-wealthy (and even then, chances are you know your way around getting things done with other people's money as opposed to your own).

Fair enough, very few developers sit on multi million dollars for their projects , with the exception of Hong Kong Li Ka Shing’s Concord Pacific. They all borrow from somewhere using their proposed project as leverage. That is exactly why all developers want to sell out fast and get on construction in timely manner to repay their loan . Look at Thind which is relatively new and small ish company . They wasted no time to build Lumina. Even Bosa “s Solo District is completed reasonably on time with only 4 to 6 months delay. My argument is private smaller company much more conscientious with time and finance management, they don’t have much juggle room . The sooner they can finish and hand over to consumer the better financial sense.
