i like it, haha. the windows picker were rejected by the insurance company. picked because they were cheaper, and clearly crap if an insurance company didn't want the liability.

This is a common problem in the industry where as the owner handcuffs the Construction Management group with poor choices based on money. Which cause delays

"VIP launch"...lmao they sure know how to butter up people to make them feel special :

Sales began over two months ago in early August and vips would be allowed the opportunity to PH and special units (some first floor units with 12' ceilings) then which were meant as holdbacks, but yes, way overpriced for what they're asking. For 3.3m+ it's only 1887 SF and 3 bed, 3 bath, so only 2 ensuites. You can get something for 1m less in the earlier phases with 4.5 baths instead; you can do a very nice reno for that difference

Amenity space design is definitely different from all the other projects out there.

Basically looks like 3rd generation "new concept" Gucci store design (that's their internal codename for that generation of store design btw) with all the boiserie (no pink, but some dark green, some areas white) along with rich, geometric marble and a eclectic mix of contemporary and also vintage furniture

Imperial Landing is getting a tenant or 3!

Major Vancouver bar-restaurant group expands into Richmond

By Lindsay William-Ross -November 13, 2019

The Colony Restaurant Group, which operates several locations of Colony bar-restaurants in Vancouver, is among the new tenants at a controversial development in Richmond’s Steveston Village.

Colony was confirmed as a new lease-holder for the Imperial Landing waterfront planned community by developer Onni, and they plan to open a bar-restaurant at the site.

Onni also confirmed with the Richmond News that they have signed Goodlife Fitness as a tenant, as well as a Thai restaurant called Bann Lao. The developer is planning to open a waterfront hotel at Imperial Landing next spring or summer.

Lanada Global again. Curious as to where their money is coming from. They have at least two projects almost complete with units still available: Main & 20th and Chateau Laurier, and some very expensive property on Alberni. That's a lot of cash tied up from somewhere....

They have a lot of projects. Interesting that they are proposing 13-16 storeys, I'm not sure if Richmond allows that kind of height. Sold for 31.3 back in 2014 and 60 today. Definitely a good idea to put a hotel in the area as there are several competitive events at the Oval and the Oval is bleeding money so it needs more business. Honestly with River Green and other new developements in the area I have this suspicion that Richmond is planning to make this their Yaletown. After all, currently Richmond only has Steveston Village as its trendy waterfront business district which they can't really expand since there's too many heritage buildings there. Plus rich people don't want to live beside a fish market and its too far away from central Richmond. Its actually crazy how many huge luxury condo buildings they are squeezing into that area. Plus they made an artificial beach infront of the Oval that I was very surprised to discover. They are building a dock for pickup/dropoff which is pretty cool and allows for creating a water taxi. Rather than this being individual developments it feels like the city is creating an entirely new neighbourhood. This appears to be a massive change for Richmond given its population of 220k it is creating enough condos to house 10% of its population in a formerly desolate area.
