Perhaps, but this site will likely become a non-accessory lot.

my understanding is the various procura buildings in the area have minimal onsite parking that do not adequately serve their lease agreements and thus rely on various surface parking lots in the area. They basically need to build a parking garage to provide the parking so that they can develop existing parking lots without impacting current tenants.

That makes some sense but they were renting stalls in Mayfair to the public so they can’t be that short.

This much parking seems like more than they would need unless they intend to go without UG parking on the 2 sites they have left.

It would make more sense to me to build parking under all 3 sites and save this space above grade for one more tower. Yes there’s the LRT tunnel but there’s plenty of room to the south for 2 towers.

Given that the casino has cited a lack of nearby non-accessory parking in its decision to dramatically scale back its hours and employment, this is probably a good short-to-medium term use of the area.

Good to see two more projects moving closer to reality.

EDC

B.2. 16:30 Milner Building (Development Permit) - conversion to rental
Damir Blazeka - Stantec

B.3. 17:15 Hat @ 124 (Rezoning) - Cidex's west Jasper project.
Ranon Soans - Clarity

That could be the case where the tenants have a right to X number of stalls. The only way they could renegotiate this is during their lease renewal.
