Looking at the City's VanMap, it looks to me as if the residential strata lots are all an air right parcel on top of the parking shared with the office tower to the north, so it's going to be a complicated legal extraction to create a straightforward development opportunity. That older (1983) office building has a valuation over $200m, so it's not likely to redevelop. The adjacent 2-storey building appears to be in separate ownership, and it's probably impossible to develop on its own, but easy enough if incorporated with the residential site. That would be where the big density increase could occur. It was built in 1938 as a car garage and dealership, with rooftop parking.

The density here is 7.3FSR (because of the office) and Electric Avenue is 8.1FSR, so it would almost certainly have to be a rezoning if the office stays.

And the southern half of that block is smothered by the city's viewcone restrictions (less than 250 feet).

Given the city's intransigent stubbornness on its viewcone (and now shadow) restrictions, nothing transformative can be built here under current policy, in spite of its prime downtown location. I find it impossible to get excited about new developments on prime downtown sites that are far less consequential than projects built generations earlier.

Hate to agree but I feel the same.

There are only a few lots in downtown where any rumor would give me true excitement.

Even several traditionally mid rise European cities have built / are building / proposing taller buildings than Vancouver, not to mention the rest of North America, Australia and Asia.

These days in regards to height a rumor in the suburbs gets me more interested.

This is not to say that there aren’t many fantastic mid rise projects underway and that I don’t appreciate the few taller towers that are U/C and proposed downtown, but the peninsula really does need a handful of towers taller than the Shanghai-La. Even just 2 or 3 would do wonders for the skyline and big city feel of downtown.

My perfect scenario would be a tallest around 260m (preferably office)

2nd around 230m

3rd around 215m

4th Shanghai-La

Several sources are saying to expect a busy Fall. There are more MIRHPPs coming, and expect to see a few towers in Vancouver, mid / upper 20s in floor count, be made public soon.

I’m split. On one hand there are not strict rules for this thread and it is nice for someone to keep it alive.

On the other hand, it kind of is reserved for major announcements (towers over 150m / new tallest / etc...).

Well with all the loud NIMBY's around, I think that we should start to seriously consider lowering the bar on rumours for major announcements. 2022 will be the year where we will absolutely lose our minds over an 8fl proposal in the downtown core lol.

Maybe that's how you view it, but the thread, as stated on the initial post, is for rumours of "Both the midgets and the tall freaks!"

If you want a new tall rumour I know of a previously undiscussed 150m+ tower in development for downtown. Not a new tallest or anything but definitely a tower of note.

Is there any rumor of Vancouver getting a highrise that's over 700' someday. Not Surrey or some other place out in the middle of nowhere, but Vancouver the city?

There is only speculation. There are very few sites where view cones and height restrictions will allow a tower up to, but not above 700'. The City will allow towers that exceed height restrictions under special circumstances, such as a major heritage retention project. When St. Paul's is redeveloped, there will be costly heritage retention component to this. The city will likely allow heights well above what would normally be allowed. Likely well above 700'. But again, that is pure speculation at this point, and this is years away.
