Survey

The City of Vancouver is currently running a survey about increasing rental housing supply. It only takes a few minutes to do, I would encourage everyone to do it if they want more housing/density built in Vancouver!

11-storey mass timber social housing building proposed for Kingsway in Vancouver

The northeast corner of the intersection of Kingsway and Windsor Street in Vancouver’s Kensington-Cedar Cottage neighbourhood is slated to become a social housing project.

In partnership with Vancouver Affordable Housing Agency and Community Land Trust, not-for-profit developer New Commons Development has submitted a rezoning application to the City of Vancouver to redevelop 1001 Kingsway into a 136-ft-tall, 12-storey mixed-use building.

The 13,422-sq-ft site is currently occupied by an older two-storey commercial building.

“The project will maintain a continuous retail frontage along Kingsway wrapping on to Windsor Street,” reads the design rationale by ZGF Architects.

“The massing adheres to the proposed future planning of six-storey new developments along Kingsway, reinforcing the urban nature of the area. On Windsor and the lane, the mass terraces down to help with the transition to the less intensively developed neighbourhood to the north.”

I don't know if they are to code, but they look cool. lol You have to wonder about the safety of a spiral stairway at that height.

Saw this project at SRC today. Broadway and commercial. Looks promising, but I'm guessing there will be some pushback on this. will be nice to see that old Safeway gone.

When Hannah and I think of roads in Vancouver with historical character, all too often we overlook the rich past of Kingsway. Used for centuries by our region’s first peoples, it was later built over to facilitate troop movement to the colonial capital of New Westminster. Its diagonal shape is a product of that age, but as one person noted, it also means the three properties to the north of this one were screwed from the start no matter what was proposed.

Others on the Urban Design Panel praised the applicants for their efforts to mitigate the effects of this Moderate Income Rental Housing Pilot Program project. These individuals felt the density was appropriate for Kingsway, but also hoped that the Stamp’s Transmission sign could be saved. More importantly, they believed the site’s setbacks, laneway townhomes, and corner placement of the tower created a respectful transition to its low density neighbours. However, other aspects were criticized and dismissed as unnecessary.

The last time a proposal for new rental homes on Fraser Street went before City Council, it resembled less of a Public Hearing, and more of a Federal Election debate. At that meeting, Don Davies and Tamara Taggart presented a vastly different view of the riding’s future. That said, while the challengers may once again turn out to support these rental homes, it’s unlikely the incumbent will oppose them as they won’t block the view from his deck up the hill (9:57:50 – 9:59:00).

The only other item of note is a proposal only a block from the Joyce Collingwood SkyTrain Station. It’s hard to imagine that anyone will oppose these non-market co-op homes, as they are a form of housing that seems to have widespread support in Vancouver. The rest of the agenda should go by quickly, as it consists of a small expansion to the Vancouver Lawn Tennis and Badminton Club, and a few townhomes along the Cambie Corridor.

As you can see, Hannah and I expect this to be a short meeting, especially when compared to the ones planned for later this month. After hearing from the public on October 22th and 24th, our elected officials will either approve or reject the rezoning application for the new St. Paul’s Hospital, as well as a handful of other projects.

While fall is generally considered a season of harvest and decline, it seems in Vancouver it’s actually brought a time of rebirth. From a long-stalled townhome project in the Cambie Corridor, to a grandfathered building under the old HA-1A guidelines, many areas of our city are springing back to life. Due to their locations and stages of development, we weren’t surprised to see those items return, but this one in Kerrisdale caught us completely off guard.

It’s been roughly a year since a summary of the open house for the proposed redevelopment of Crofton Manor was released, and since then there weren’t even whispers of the proposal. Perhaps that brought relief to those who felt this process was a nightmare come true, or who wanted a chainlink fence installed to keep their properties segregated from any new affordable homes. These voices may have been the loudest, but they certainly didn’t represent that majority.

Perhaps I was feeling a little sentimental due Hannah’s week long absence, but as I made way to this open house I was struck by the beauty of this area of Kingsway. I certainly don’t mean the mix of new rental buildings and old, decaying automotive shops, but rather the old pre-war structures at the intersection of East 19th Avenue and St Catherines. The Hope Reformed Church is clearly the crown jewel here, but unfortunately another sanctuary hosted this event.

As the night’s attendance came in two large waves, this venue’s small angular space made for cramped quarters at times. Both groups contained some angry individuals, but only a few were from the Fraser Street Neighbourhood Committee, which was founded by Don Davies earlier this year. In fact, unlike most proposals along Fraser Street, they hadn’t even set up a table outside by the entrance, which normally gathers support for a zoning freeze until the completion of the City-wide Plan.

I like Rize: they are rather avant garde when it comes to building aesthetics (not necessarily original). The other Vancouver buildings are such a bore (big yawn).

Good. They're doing the Lord's work down there with Terminal 1 and 2 (formerly Containers) kicking things off on Terminal and their Onyx project actively in the pipeline next to the train station.

I think that The Independent ended up looking great, too.

They've had their name on the parcel where the Tim Horton's was developed on the corner. It's a joint venture with a company called Medica according to the site sign.

That seems to be what those renders suggest - it isn't a big site. The design looks to me to be a mass timber structure too, which would be the fourth in the False Creek Flats, if so.
