I have maxed out my P3P height a few times. The furthest away I have been able to travel is just a mile though. Heard they are suppose to go up to 3 miles away.

Depends on your elevation at take-off (ground level). The higher up you are on the ground, the flatter the topography around you and the clearer the day, the farther you are able to go. I've maxed my distance at just under 7,000 feet, so not even close. Austin is very hilly. Doug Sahm Hill next to the Long Center is tall but has too many office buildings nearby. I haven't tried it but I bet you could get 3 miles distance from the top of Mt Bonnell.

The Bowen, Domain II, Domain III and Domain IV are all part of the Domain South End project, and the site plan for what appears to be site prep only for all of those projects was approved a while back. But each tower has a separate site plan, and those have not been approved yet. But they appear to be close to approval, so it would seem likely that site prep for the tower(s) they want to build first could start.

Looking at those drone shots, it makes no sense to me that The Domain has any surface parking lots. There are thousands of parking spots in the garages -- more than enough for the entire place. In fact, the domain probably has the most utopian garage parking setup anywhere in Austin. The surface lots are just a waste of space. Even 1-story restaurants would be a better use.

The vast majority of the surface parking is in the original "mall" part of the development. Especially near Macy's. I suspect that will be the first part of the Domain torn down in the next 20 years.

A sizable chunk of that parking lot sits under the LCRA transmission lines. That also includes half of the Westin lot and a smaller lot near Trend Micro off Burnet. I think others have touched on other reasons these crappy parking lots exist in prior posts.

At least the huge lot on Alterra Pkwy is envisioned for some office buildings. To me, the first thing to go should be the Whole Foods parking lot (except for the nice trees). There's a huge garage right across the street in addition to the lot under the store itself.

The site plan for Domain III was approved and released. This is the 330' tower. No elevations yet.

Looks like they're planning on making it a little more presentable. There is a site plan correction filing for the Domain Water Quality/Dentention Pond that reads, "Modifying site with sidewalk additions and upgrading the fencing around the pond to amenitize the space for use by the public. Added sidewalk easement."

part of the prep work for the domain towers is working around the domain's 40+ year old prison. They need to provide ADA parking and access to the lobby to the prison. Right now the access is from the east which is where III/Bowen will reside. They tore up an old parking lot on the west of the lobby and are creating a new one and a road extension to the west that will connect between the Domain Place and Flatirons. Once that is done, they can completely rip up the north east where Domain Tower III and Bowen will be. While the parking/road extension is under construction, they are also doing some utility work on the NE side.

I am thinking III and Bowen will start in October once the west access is done. The site work shows demo phase1 on the north side and phase2 on the south. phase2 is for tower II. Tower II is almost approved so should start this year too unless Stonelake wants to wait for a tenant vs speculatively build. For all we know they already have one.

IV seems to be a month behind from COA view. The start of that could be dependent on a tenant, its hard to say. But there are a few rumors for III/IV.

Site plan application filed today for Broadmoor Block A - this is residential. 11501 Burnet Road.

The elevations were added to the approved Domain III site plan. The listed elevation heights don't include all the mechanical features. But it did end up being around 330'.

Drove past JJ Pickle yesterday and not for the first time wondered just what the hell goes on there, and what UT's plans are for it. It's becoming a real anomaly: in a part of the city that's rapidly densifying, it's got these wide flat buildings, empty greenspaces, and utilitarian-yet-mysterious storage tanks and workshops and warehouses dotting the landscape.

Anyone know anything? Is it destined to look like a rural army base forever?

They have a nuclear reactor, among other things there. That's all I know.

And don't forget their other large forested property on the other side of Mopac.

For the life of me, I can't remember where I read it but I remember reading a couple years ago that UT was flirting with the idea of letting some of their J.J. Pickle property be developed and redeveloping the campus to resemble more of a regular college campus.

I think it was part of a J.J. Pickle Master Plan. But I can't find it anywhere.

That may have been what I read. However, that's only discussing the West tract which I don't really care about too much. But it's possible I misread it back-in-the-day.

So the site by the domain is not going anywhere for obvious reasons. But it would be nice if they put up nicer fencing and did some some updates.
