Toll Brothers planning a new project on 14th street near Piedmont Park

They filed an SAP on August 30 for the redevelopment of 238, 244 and 250 14th Street, new building construction between 50,000 and 249,999 sf.

Cool! Can't imagine it would be a very large project, but I always thought this stretch of 14th could use some better street activating infill.

Same here. I wish every building in that stretch could be renovated to activate the street level.

Yeah there was an article probably a year ago or more indicating that Dowling wasn't going to happen. I'm glad that someone else is building something there. Maybe it'll be on the September DRC agenda.

Midtown DRC agenda September 13, 2019

FOLLOW-UP: Midtown Union Granite Properties & Street Lights Residential –
1295 Spring St.
An update to the proposed mixed-use project comprised of three buildings on a 3.8 acre
site with a total of 610,000 SF office uses, 210 key hotel, 355 residential units and 33,500
SF of retail uses and podium parking with 1,850 spaces. The site plan includes a new
extension of Arts Center Way from West Peachtree St. to Spring St. This publically
accessible private street provides primary access to all three buildings. The site plan also
has two access points from 16th St., one from 17th St. and a small parking/drop-off area for
the residential tower accessible via Spring St
NEW APPLICATION: Toll Brothers – 250 14th St.
New 17-story residential project with 195 market rate units (209,000 SF) located on the
north side of 14th Street with additional frontage along 14th Place. The residential lobby
and amenity area have frontage along 14th St. with a 4-story podium (327 parking
spaces) above the lobby. Driveway access is also provided from 14th St. and loading is
provided via a rear alley accessible from 14th Place.

Market rate units is another way to say apartments, unfortunately.

Also, that parking ratio is terrible. Midtown can survive and thrive with far less parking.

And there's not even any retail....Shame. I almost guarantee you they'll have to go back to the DRC with revisions.

Anybody have a list of projects proposed along the SST? I know there’s about 4 apartments proposed, but cannot recall how many units and if there’s any retail involved with either.

Mill creek peoplestown:
East Medinah Village @ 1090 HANK Aaron: 255 Units
55 Milton: 95 Units
Pollack Shores Peoplestown: ???
125 Milton: 320 Units
Pratt Stacks Townhomes: 150 Units
Pollack Shores Boulevard: 319 units, 15k sw ft of retail
915 Glenwood: 202 Apartments, ??? Retail although what now reported they’d have a restaurant

Toll Brothers and Brock Hudgins have teamed up again on a new residential building at 250 14th Street. The 1.35 acre site would include a new 17-story tower with 175 new luxury apartments whie maintaining two existing apartment buildings with 20 units at the property's rear. At present there are no plans to modify the existing buildings. The overall design of the new tower aims to bridge the distinct elements found in contemporary buildings within the Midtown commercial core and more traditional aspects of low-scale residential buildings near Piedmont Park. The committee was generally supportive of the overall design and offered specific recommendations for adjustments at the street level to activate the 14th Street frontage as well as protect the adjacent low-scale residential buildings.

DRC recommendations included:
Expand the project to include some some ground floor retail, given the high volume of pedestrian activity on 14th Street.
Explore enhancements to the supplemental zone to accommodate amenity space for residents with elements like patio finishes, flexible seating and a fire pit.
Route service vehicles through the rear portion of the site for loading. Although all regular traffic would enter via 14th Street, the majority of the discussion focused on current plans for service and loading access via 14th Place and an unimproved alley. The committee was not supportive of this due to the negative impact on adjacent properties and strongly recommended an option that would route service vehicles though the rear of this site along with a possible shift of the building westward.
The design team and their civil engineers were asked to study the proposed alternative for service vehicles and return to a subsequent DRC meeting.

Proposed siteplan for Toll Brother's 250 14th St project found at WhatnowAtlanta.

The Midtown DRC commented "Explore enhancements to the supplemental zone to accommodate amenity space..." and it appears that this bldg is pushed right up to the street while the surrounding buildings have more "residential" setbacks. It seems the DRC is catching things like this when the architect/developer fails to do so, which is great!

Good to hear. I really like the plan overall. It's so nice to have some projects that are a little different than the typical formula.

I just did a little walk through on google maps of those apartments to the rear of the site and there is just no way they leave those undeveloped in the future. Would be a great spot for a little high-end residential enclave.

Planning permits for demo of 1057 and 1069 Juniper were filed this week. I know a few years ago there was a plan to put in an outdoor bar/entertainment area and valet parking for Einstein's and Joe's on Juniper. Not sure if this is related.

Planning permits were filed for the redevelopment of 983 Murphy ave SW. This is an existing industrial building on the Beltline SW trail right across the MARTA tracks from the Lee+White development. Any idea what might go here? It's connected to the bearings bike shop, a non-profit youth cycling organization Maybe they're expanding? It's a really funky metal building that could be neat if they rehab it.
