Yea they started construction already. Does anyone know Amacon is supposed to break ground on the condo towers? Would be lame if they closed Shelby’s for no reason.

Pending city approvals, I thought they were looking to break ground in Q4 but I don't have a Denver Business Journal subscription anymore.

They are still in the site plan review process, but just resubmitted today. They should be getting close to applying for building permits.

It's the form too. Put whatever material(s) you want on a building, if it has bad form it will be a less aesthetically pleasing structure. Plenty of economical designs this site could support given local economics.

I would ask the forum, why can't Denver have something of this form and overall aesthetic (we got close with the grand in DUS)?

412 W 15 is a traditional square form (to honor lodos heritage) but it's modern and interesting, it has quality metal and glass facade (similar to the Confluence but more nicely articulated), it incorporates a substantial historic base to the lower podium of the building and it even has the (proposed) blank walls which actually look decent. Cut out the larger podium (which is very well done between historic/modern) and this is a point tower just like Buzz's site.

Do people seriously prefer the form proposed over something like 412 W 15? Perhaps so, but I suspect not.

YIMBY Denver needs a serious website redo with active project information and updates. I'll donate to support it!

Something like Museum Tower in Dallas would be a better option on this small parcel, but with a brick base to better tie itself into Larimer Square.

It's certainly not comparable to the American Community Survey by the Census Bureau but for a simple survey question like this I'd think ~500 people is not unusual. Then again the random sampling formula is waaay over my head:

If it's something that's ostensibly a good thing, and Florida is in the top 5, then it's BS. No need to read the methods or examine the "n" or get into any any long boring statistical analysis.

A big challenge sample polls face today, is the fact that they collect the random data from people with landlines. In doing so, they are limiting their sample pool to a population group that tends to be older. A very large percentage of the population under the age of 50, has abandoned the use of landlines. This is also why political polls have been growing in uncertainty over the last decade.
