I don't think they were digging up tanks, but rather digging down to get out all the contaminated material out.

They were down 20-plus feet at the centre. They started last week to slowly fill it back in. Good thing it (was) a fairly dry summer.

This could go in several threads but since we don't have a general downtown developments thread...

Another unit in the Dayton Building has been leased. "Karibu K Cafe" opening soon. Was on the bus and went by quick but appears to be some sort of African or Middle Eastern cafe... Would love a late night donair spot there.

everything north of thompson is fed by microwave still

as for rodgers still using microwave well its epxensive to run fiber in canada and bell owns all the rights to the rail coridoors that feed cross canada

CF feels it is now an opportune time to explore adding a residential component to the Polo Park site, in keeping with the vision of OurWinnipeg’s ‘Live Work Play’ philosophy. The Polo Park site is uniquely positioned to be a champion of that vision because of its location, structure and current vacant landholdings on the site.
Currently the site is underutilized with several areas of opportunity for densification, including the former CanadInns Stadium site. CF recognizes there are structural and permanent changes to the retail landscape as a result of e-commerce and different consumer preferences. Retail is close to saturation in the Polo Park corridor, and the inclusion of other uses, particularly residential, will help balance the mix of uses, and ultimately result in more employment and further growth potential.CF understands the post amendment planning exercise will determine exact development thresholds including residential densities, location of residential uses and their configuration. In addition to determining appropriate levels of residential development, the post amendment site planning process will realize an exciting opportunity to introduce a complete community at the Polo Park site, allowing for amenities and jobs in proximity to home, all within walking distance.

CF has a proven track record and will draw from its extensive portfolio of developments to inform the Polo Park site. One particular project that illustrates regional scale mixed-use development and proximity to an airport and is similar to the proposed Polo Park development, is the planned Richmond Centre Redevelopment, Richmond, British Columbia. For context, this redevelopment will include 12 towers built over two phases. This includes 370,000 sf of new retail, 1,900 residential units, 3,100 new parking stalls, and a central plaza that connects parking, shopping, and residential uses, all at a distance of 1.5 km from the Vancouver International Airport. This development is denser than what is proposed for Polo Park but provides a comparable vision for consideration that is similar in concept to the proposed Polo Park redevelopment.

^ Cool news. I wondered if/when that would happen... once plans were unveiled for CF Richmond Centre, I figured it was a matter of time until it happened here. But I didn't expect the ball to start rolling so soon.

The news about the CF folks trying to get the ball rolling on residential at Polo Park is a little surprising bu maybe not that much. It shows that they think that the demand will exist if it doesn't already for this sort of development. I think it would be tremendously popular if they managed to get it off the ground. Is there a grocery store in or around Polo? It would be a great place to live if you like proximity to amenities.

There's a Save On and a Safeway basically a block away from Polo Park, but I'm sure CF could wrangle up some space to entice a grocer back to their complex given that it would be a major amenity.

It's interesting how CF acknowledges the limited growth potential for bricks and mortar retail... it has peaked and it's time for them to start planning for the next phase.

Not to get all 'I told you so' here but I remember bringing this up as an idea on a few occasions and it would always be met with a litany of reasons as to why it couldn't happen here. It's funny how projects always seem impossible in Winnipeg until they actually start happening.

Across the street on Ness is a Safeway and across from the movie theatre is a Save On Foods. A couple blocks away is a Walmart.

I wonder how serious this is considering they talk about the "Assiniboia River" and used site photos that still have the stadium (it's not hard to screenshot Google Maps).

It just makes so much sense to go mixed-use/residential there. The old stadium site is a wasteland.

You already have 'many' highrises on the flight path so I'm not sure why WAA gets to block new ones going up, especially since they'd be further away than existing residential towers.

^ In addition, let us not forget that aircraft are substantially quieter than they were 30-40 years ago when a lot of these rules went into place. The manufacturers have responded to the needs of airlines who are in turn responding to governments that require quieter operation.

Being below a flight path in 2019 is much different than being below a flight path in 1984.

I would also not put much weight on spelling mistakes or old photos. These decisions get made on a bottom line basis, it doesn't matter if the Toronto spreadsheet guy who green lights this thing has never set foot in Winnipeg in his life and doesn't know his ass from the Assiniboine.

The "Richard" from "Richard Wintrup" who prepared the report is currently running for MLA in St. James, which the Polo Park lands fall under. She probably wouldn't directly supervise reports like this but it's still kind of a funny look to let these mistakes stay in the final report.
