Speaking of Maplehurst, here's a photo of the new Maplehurst Middle School. They seem to be hot & heavy on the landscaping at present. Anticipated opening is January 2020.

The perspective makes this building seem small, but it is three storeys and is anticipated to have about 850 students.

Twin Oaks Drive Extension Project - Current status

This small building is under construction on Cooke Drive in Moncton Industrial Park West. I don't know what it is going to be, but the construction quality is very high.

Maplehurst Drive Extension - Current status

Coming along nicely. The school is opening in January, so I'm sure they want this extension complete through to Ryan Street by the time the school opens.

I'm glad to see how the new public buildings going up in Moncton North will have direct access to the Northwest Trail.

There will be direct trail access to Maplehurst Middle School from the Northwest Trail, and they are also building a trail connection to the new Moncton North YMCA as well. This latter trail extension will also serve Ecole le Sommet as well. All three of these facilities therefore will be interconnected by the trail system. Although not directly connected to the trail, Evergreen Park School is only a couple of blocks away.

IHOP, I wonder if they had to destroy so much trees and land to put in a single restaurant...?

Why do we love to clear cut so much in New Brunswick when we build anything? Just a small sliver of trees or a buffer.

This restaurant will be insanely busy therefore lots of parking will be necessary. Also, this is only part of a larger commercial development. The trees were doomed to begin with.

The initial plan that went to PAC showed a roadway coming off Casino Drive and extending to Charles Lutes Road, with a driveway leading from this new road to the new IHOP from the back. The plan showed at least one more commercial lot on the east side of this driveway, backing on Casino Drive, suitable for a coffee shop (? Starbucks) or another fast food establishment. I suspect commercial development on the road extending from Casino Drive to Charles Lutes Road too.

OK Thanks. I think Starbucks would make a killing in this location if they put one in.

Lots of synergy there between a possible Starbucks, IHOP, the casino and traffic passing by on the TCH.

That would be great. There is for sure a lot of synergy there, and it keeps building whenever they add something new. The other hotels all around there plus the residential would also be a draw for a Starbucks.

Here's the plan presented to PAC:

You can see where the new street will connect up to Casino Drive at the entrance into the Molson Canadian Centre. This street will connect through to Charles Lutes Road. You can see that it is bounded by land called "future lots", four of them to be precise.

You can also see the driveway coming off this street and leading to the back of the IHOP. This will in fact be the main entrance into the IHOP (although there will also be a connector to the back parking area of the Petro-Canada next door). If you look carefully at the lot immediately behind the IHOP, and paralleling Casino Drive, you can see it labelled as "future development". This is not a large lot, but could easily accommodate a coffee shop like Starbucks. I am not saying that this will be a Starbucks, it's just the type of location that Starbuck's would be interested in.........

That road will really open up that chunk of land for more development. It will be interesting to see what happens over time. I wonder if there'd be a market for an apartment building there?
