It costs RTD $123K per year to lease the land, and the MoH Foundation would lease it for $1 per year. Do you honestly think that this museum would generate a daily increase of 125 riders just for the deal to break even?
Hell, most people have no goddamn clue what a MoH museum entails- they probably think it's a tribute to the video game series.
If the foundation or the state comes forward and drops some real money, or a clause is included that RTD can still seek redevelopment of the parcel I'll change my tune, but this is probably a good move by the RTD Board. It doesn't make sense to tie up such a prominent corner as a park for the next few decades without some development flexibility.

RTD is truly incompetent when it comes to divesting their real estate assets and trying to raise some pennies to maintain their funding. I have zero faith in RTD ever executing a decent real estate transaction short of another entity holding a gun to the Board's collective head to get it done.
