^ Talk about a trip down memory lane. Who knew that I would continue to return to that room for so many years afterwards. Let that be a lesson - stay away from the UDP if you want to keep any of your free time / sanity

With the number of public engagement events scheduled each month, it makes sense that college students, people with young children, and those tired after a hard day of work have difficulty participating. That is largely because each project, no matter how simple or close in proximity to one another, usually has to have its own separate open house. Even Darren and I have a hard time keep track of everything, despite all of our experiences over these last two years.

So we were grateful these two projects under the Downtown Eastside Area Plan were scheduled on the same day, at the same time, and, most importantly, in the same venue. This was clearly the smart choice, as nothing about them is particularly controversial, and they are crafted by the same design team. That is an important factor, as one site will host the all non-market housing required by both applications.

The Hastings one is excellent! This building form is perfect for the area. And would've been perfect for streets like oak and Cambie

Most of those are large historically consolidated opportunistic development sites - not a districtwide or even a linear streetscape.

i.e. the podiums on central Broadway proposals are not as massive as that Clark & Hastings one.
Think of the Broadway & Birch proposal or other projects along central Broadway (notwithstanding the flight corridors)…
or even of the Independent.

Without analyzing, it just seems that East Hastings is being built oup with bulkier buildings than the westside of Vancouver.

Nope those are all point towers. Doesn't meet the street at in the same way as the Hastings proposal.

Anyone else perplexed on how on the model they have it listed as Clarke Dr? It's not the first time I've seen people put an e on it but it's wrong.

I'm also quite happy to see the project on Raymur. The railroad tracks are a problem in that area, but the more that residential projects like the one proposed are built, the more connected the two halves of Strathcona will become.

13-storey rental tower slated for Kingsway and Glen Drive

July 30, 2019 By Peter Meiszner

Peterson Group is planning a 13-storey rental building at Kingsway and Glen Drive.

The site, at 1111-1123 Kingsway, will include 128 secured market rental units, with 23 of those under the Moderate Income Rental Housing Pilot Program.

Architects are Musson Cattell Mackey Partnership (MCMP).

Considering the small size of this property, it was fitting a small venue hosted its open house. Even without a model of the building, the lobby of the Holy Trinity Anglican Church felt a little cramped, despite only about 30 people dropping by. This was still more than Darren or I expected, as this C-3A zoned site in the Broadway Corridor has sat empty for over 5 years.

Which is odd, as in 2012 the Development Permit Board approved an 11 storey building here. The reason for that delay remains a mystery, but there have been negotiations with city staff over the size and location of a cultural amenity over the last year. The new design’s podium only vaguely hints at the recording studios and performance space that will be located on the second and third floors. However, the later seems better suited to the ground level.

Those social housing buildings are quite beautiful and its difficult to tell they're there. However, there are a few homeless that routinely set up shop along that area in the bushes and alley. Plus constant petty crime and breakins into the nearby buildings. Doesn't help that the next door tower has been covered in scaffolding for years.

Client: Port Capital Group
Site: Vancouver, BC
Building Area: 80,000 sq.ft
They would need to submit the project as a Development Permit. There are a lot of other Mount Pleasant office/industry buildings already under construction, but it looks like Port Capital are busy building East Broadway and Main Street condo buildings, so haven't prioritized this W2nd site that they've owned for some years, and designed at least two different ideas, but never pursued. The existing buildings are leased, so they won't necessarily be in a hurry.
