Accidental beach is really starting to show this morning. at least the larger portion now. there is rapids along the shoreline as well.

and the season's first beach party started a little before 1:00 this morning and went on for about an hour and half.

my wife insists that i'm going deaf as well but i think it's only true for certain frequencies.

Had my hearing tested a few years back. Doctor turned to my wife and I and said I didn't have to listen to her anymore.

This hearing loss makes it tough in meeting some days.

To many years of working in noisy mechanical rooms. and sticking my head in fans.

and back to construction.

Have had 2 projects go to tender now and after all said and done end up with one contractor submitting bids.

On the consulting side though, show up to a RFP walk through and you will see 10 consulting firms. And prices are well below 5% and sometimes3%.

Talking with some AI people, they indicated they could get money for design but not for the construction on a few projects. Have to wait until Oct to see if any project moves to construction phase. but its not looking good.

was on a FN last week to go over a proposal. After the meeting the chief turned to us and said "I guess now's a good time to build".

Prices are still coming in slightly over budget but yah maybe we will see a big drop in project cost.

there may be a drop in project costs but there are other costs that crop up as a result. we have lost three sub-trades in the last year and the transitions are not easy or inexpensive or quick. it's harder to get bonding and interest costs rise with longer schedules not just because of the transitions but from falling productivity and quality at the end (often the first indicator).

On the trade side, I have been lucky. Had peace River heating go under a year and a half ago but no one since. Schendels are the only one I worry about.

I've been lucky as well that most firms on my projects are people I have worked with in the past and we work well together. Quality wise we are loosing the experienced people. We see that in consulting and in the trades.

But like I found in all the last downturns you have to be adaptable.
I remember in the 90s Clark doing work in Siberia. and in the late 80s I moved to TO so I could work on a couple of projects that the taught me ventilation in critical environments.

I have lived the adaptability mode my whole career. Instead of saying I can't do something new, I go learn it. ( its what I tell new engineers now). Hell I spent the last few weekends reading about ATCOs Gas line installation standards, Transport Canada Guidelines for Pipeline crossings, Polyethylene Plastic Pipe But Fusion techniques. Just for one project.

103 Street Centre (old Enbridge/ING) is proceeding with a podium re-work that will make it much more appealing, accessible and will include a new retail bay on the main floor (hopefully with patio).

Downtown Edmonton developers would rather switch to rentals than fight with housing market

A housing change is emerging in downtown Edmonton. The housing market has softened, according to an update from the Altus Group, market analysts who review real estate trends. Renting lately trumps buying.

“What’s happening is developers who may have gone to market with the intention to build condominiums are finding that pre-sales are a little bit more challenging to get, but there’s quite a bit more certainty from a rental perspective so they’re shifting into that tenure,” Altus VP of product management Matthew Boukall said in an interview.

He said the trend began almost three years ago, however, it really picked up in the last 12 months.
