Cool, thanks!

Has anyone else seen a system where the curtain wall is in pieces like that?

Also, looks like those floating panels on the facade may have some vision glass.

When Hannah and I saw the renderings of this proposal, we weren’t that impressed, as it looked too ordinary for this important area of Vancouver. However, maybe I spent too much time playing with Micro Machines as a child, because I usually reserve final judgement until after I see a building’s model. That’s part of why I first started going to the Urban Design Panel and, at this review, I learned the applicant originally had higher aspirations too.

Though several constraints meant their idea for a block form addition, and the site’s allowable height of 450 feet, could never be realized here. In addition, the mall underneath couldn’t seismically support much change, and neither would RBC‘s 10 year lease. As a result, the plan now calls for a steel frame structure to be built onto the existing slab. Still, at least there will be some new retail space, as a cafe and restaurant are planned further to the west.

Absolutely agree with the UDP on this one. Looks like something in the burbs, doesn't match or pay homage to the overall design of Royal Centre. Somewhat on-trend at the moment but looks like it could age and date very fast. We need something much better for this prominent and important intersection.

Looking forward to an improved proposal.

I like the idea of the giant canopy...good for our winter weather but the building itself lacks imagination and would look trivial as a corner of this important intersection

they need to hire some good architects for this one

Yup. Both are equally horrible.

This is maybe the first notable time that I agree with what the UDP had to say.

My cynical side was thinking they were going to give this high praise because of how boring and suburban it was.

As much as I hate to see a developer getting a beat down from the UDP, this was absolutely the right decision.

This is far too important of a corner for a design this uninspired.

Nonetheless, as I had some free time on July 11th, I went down to Pigeon Park, the supposed location of this event. Admittedly, I had a feeling something was off, as a recent incident at city hall revealed information boards don’t stand up well to water, so project teams prefer indoor venues. Still, I knew this proposal was legitimate. After all, the addition of over 100 low-income homes to the Downtown Eastside draws a lot of attention.

The artwork is incorporated into the facade much better than on the Birch St. tower.
