I wouldn't worry about it, considering they're practically minutes from Downtown. Unless there's a depression-like scenario or zombie economy coming. Then we should start worrying.

One of the biggest complaints Darren and I hear about the growth of our city is there is not enough infrastructure to support it. While it is easy to show how new buildings reduce the demand on our water systems with low flush toilets, storm water retention tanks, and many other technologies, we agree recreational services sometimes get overlooked. These spaces are vitally important, and deserve constant funding and improvement.

Unfortunately, that funding is often missing, like in the case of the Langara YMCA, where online reviews show the ageing facility can no longer provide the same quality of service it used to. Thankfully, despite a total attendance of almost 500 people at this open house, its large gym never felt overcrowded.

With how much time the Urban Design Panel spends reviewing 6 storey buildings, it shouldn’t be surprising that sometimes these meetings can get rather boring. After all, as the set-backs, height, and even general look are so restricted by city policy, it’s no wonder Hannah and I feel these mid-rises are fast becoming the new Vancouver Special. That said, these meetings have taught me a lot, and this one was no exception.

The reason for that is simple. As I was unable to join Hannah and the nearly 500 other people who came out to the application’s open house, this is the first time I got to see it. Like that massive turnout, I was also curious to learn more about the vital services like the aquatic centre, gym, and childcare facilities that this updated community institution will offer.

All politicians love rallying against red tape, ineffective bureaucracy, and government waste, usually with a promise of savings for taxpayers. It’s a great tactic, as these issues are complex, shrouded in mystery, and too time consuming for most people to delve into. Which is perhaps why the city’s development process is riddled with these same issues.

A great example of that is this four storey building less than a block away from Langara-49th Avenue Canada Line Station that required the same level of review as a 40 floor tower. I don’t think Hannah and I will ever understand why the Cambie Corridor Plan limits this property to such an outdated scale, given its proximity to the developments planned for the Langara YMCA and Langara College.

Is it possible to implement an overriding bylaw that says "all buildings up to six floors can skip the red tape, no questions asked?" Because that sounds like something we need.

It has almost been 10 years now when the Cambie Plan was implemented. For almost a decade, there hasn't been too much happening along the corridor except for Marine Gateway, which is a totally separate OCP. All the red tape and the current real estate situation aren't helping either.

Yes and you can grab the developers' and rezone applicant's email addresses too so you can email them if you like what you see .

Looking at the site, Cambie south of 41st is about to go nuclear, even more so than the QE area. Can't wait.

Thanks.
They are retaining the "look" of the movable louvers on the existing building, it appears.
That building and the old Main Library on Burrard both had/have rotating louvers that could be rotated to provide shade from the sun. They were removed from the old Main Library when it was redeveloped (because they were redundant due to the tall office block to the south).
