Would be nice to see the rwb school moved to one of the empty lots near the concert hall. A new build there would be awesome for the area and I think for the students. Closer to parks and a little bit more of a neighbourhood feeling in that area as opposed to their current site.

Really dig the design. Hopefully there will be some sort of CRU facing Graham since it looks like the area on Carlton is a big lobby open to TNS.

Over the past five years, Wawanesa’s Winnipeg-based workforce has virtually doubled in size while at the same time the company has embarked on a transformation process that requires modernized facilities, strengthening how the company competes in a changing and globalized insurance industry.

The fifth tower at True North Square will provide a progressive and transformative workplace that will bring approximately 1,100 of Wawanesa’s Winnipeg-based employees together under one roof. The new tower will create a truly cohesive and effective work environment and further elevate Wawanesa as a community leader, industry innovator and progressive employer of choice in Winnipeg.

This signature building is the result of a joint effort between Wawanesa and True North; designed by A49 and built by PCL Construction it will be the last remaining office development with a commercially renowned True North Square address.

Celebrating its 80th anniversary this year, the RWB has been a contributor to the vibrancy of Winnipeg since 1938.

With True North’s plans to build the fifth True North Square tower on the site which includes the RWB School student dormitory, as well as the adjacent building at 372 Graham Avenue, the development provides an opportunity for the RWB to refresh and modernize its dormitory. The RWB residence doesn't need to be its own building. That land must have been worth a good value. RWB could then buy say 2-3 floors of the TNS residential tower as their new student dorm under a condo-style ownership structure with RWB being the owner of the "condo" within the larger TNS building. It also helps TNS fill up its building so could be a win-win.

Also not sure it has been mentioned here but Sutton Place site wrap says that it will be home to Chop (a restaurant). Keep in mind this could turn out like Milestones in CentrePoint.

So what do we figure on height? I ran a rough calculation of floor height on tower 1 and used that to extrapolate that it would be roughly the same height as the residential tower 2 across the street (so like roughly 87 meters). The only bummer here really is that they're so close to making this into a 100 meter tower that they could have gone an extra couple floors. We also haven't had an office tower break 20 floors since Hydro. Would be cool to see someone try and step up to take the new tallest crown from 300 Main.

That's a cool looking design and I really like it, but it seems like there is A LOT of open space within that building. There are sections that look to be the equivalent of three stories. How do you rent that out? You can't really charge 3x the rate, can you?

Chop is owned by the same company as Sutton Place and Dallas Stars. They also own Moxie's, Shark Club and Denny's among others.

At 19 floors, I assume it will be roughly the same height as the Newport Centre across the street from BellMTS Place.

Also not sure it has been mentioned here but Sutton Place site wrap says that it will be home to Chop (a restaurant). Keep in mind this could turn out like Milestones in CentrePoint.
The RWB residence will not be located in 225 Carlton. These are high end luxury apartments.

Mulling it over some more, one thing I really like about this tower is the impressive lobby space they have planned. The other TNS buildings either have or look like they're going to have fairly modest lobbies, which is consistent with what most of Winnipeg's post-1960s office buildings that all seem to have generally handsome but somewhat small and modest lobbies. The only exception I can really think of is One Canada Centre (IG), which actually has a bit of a wow factor to it with its soaring ceilings.

It will be nice that at least one TNS tower will have a lobby that conveys a somewhat upscale, prestigious feeling.

(And can one of the mods update the thread title to reflect the 5th tower?)

significant shuffling of the downtown deck chairs....will be interesting to see how it affects the market.

A shame we couldnt have lost even one parking stall.

The building is for Wawanesa HQ. They will be the tenant of the building.

It's OK. Not tall enough to make an impact one way or the other.

In a perfect world this would be going up at the existing surface lot beside their existing HQ at Main and Broadway. It would have had a far greater impact there. Le sigh.

Time to actively encourage the development of Broadway back into a predominately residential artery.

You need good amenity space in modern buildings now. Those will be selling features for Wawa itself, and any other potential tenants. Also, maybe one of them is for RWB dorms.

I’ve heard TN wants Moxies out of the arena, but they’re really good partners with Northlands (parent), so they won’t kick them out without a plan. Wouldn’t be surprised to see them end up in the main floor of one of the buildings too.

Hopefully the existing Wawanesa building will be demolished and replaced with a major residential project at Main and Broadway.
