He also says Sutton Place cranes will be going up tomorrow.

Winnipeg’s True North Square development is getting a new addition.

Global News has learned Wawanesa Insurance will be the major tenant at a building which will be constructed across the street from True North Square, at the old Hull’s Family Bookstores location on Graham Avenue.

True North’s real estate arm and James Richardson and Sons will own the new building, and it will also result in the demolition of the Royal Winnipeg Ballet parkade.

However the Parkade is part of the main RWB building, unless they mean the small surface lot and building at 228 Carlton between Hulls and Sutton Place.

Maybe they mean this portion of it that's not under the building. That'd be awesome. Perhaps build a new attached building there that would incorporate more parking but activate the street better.

It would actually be quite easy to incorporate both those sites into Sutton Place/TNS via Skywalk. Crazy.

I'd be pretty surprised if the building was much more than 15 stories. That said, it's still fantastic news. True North is really leaving a mark on Winnipeg and it's getting to be quite impressive. Pardon me, allow me to make an amendment: Obviously it's going to be more than 15 floors. My arse didn't read the previous page before commenting.

The reporter has more then likely mistaken the demolition of the residence for the parkade.

Scotia Bank Building plus Wawanesa could have been a 35-40 story building but I actually like the 2 buildings , True North aggressive in downtown development and I don’t think they are done , might be awhile but more to come ....

As much as I am absolutely loving this prospect of a new tower I just wish some of those big surface parking oceans could be developed. Especially south of st mary and the one behind WCB. It would be better to have some of those key lots redeveloped. Not complaining though, been a while since something this big was announced in Winnipeg. Probably not since TNS and the artis apartments were initially announced about 3 and a half years ago. Maybe there's more to come. Lots of people have been teasing some projects of which I'm sure this is one.

Those Graham lots need to get gone first, to complete the Graham Ave. transformation.

^Agreed, I prefer this to the Donald lots right now as I’d rather see us get some semblance of a complete street before trying to solve the entire downtown area, which will take decades. Focus on lower hanging fruit first and making attractive pockets.

This building could end up being quite large if they’re amalgamating all their locations. Broadway, Main, and Empress.

I agree, however, it has been proven over and over again that in Winnipeg it is cheaper to purchase and demolish and existing building than to buy a surface lot and develop.

The good news is that the surface lot ocean that used to be where TNS is now has been completely eliminated by a big and dense development. So that's one big one down.

There is still the big Cityplace lot along Donald which I would imagine could come into play if Chipman's companies want to develop more buildings. I'm thinking there is pressure for a parkade, I wonder if part of that space might end up being dedicated to parking? Between the new office and residential buildings nearby and the frequent event nights at the arena it could be an enticing proposition.

The more intractable lots are the WCB lot (which isn't even as bad as it used to be given that RBCCC expanded into the lot across the street), the ones around Westbrook near Portage and Main, and the granddaddy of them all, the ones along Graham which Fortress failed to make a dent in.

That's what I was thinking when Biff made his comment earlier - take down the residence and the old bookstore.
BUT - what happens with the RWB residency program? Where are those kids going to be housed?

They obviously have a plan in place if they have sold that land to TN & Richardson’s. We’ll find out more in a bit!
