I think the more interesting issue with the rendering is that the view is facing west, and yet they used the Wasatch mountains behind the building, which are to the east.
I get that it is just a rendering, but I doubt anyone would make similar geographic mistakes for NY, SF, etc., I think it just shows how little most people outside of Utah really knows anything about SLC.
Also, what are those buildings behind and in front? It makes me wonder if they just took a design they made for somewhere else, and added the salt palace and mountains in for the bid.

Yeah not digging this. Why the tiny west facing windows? That's the greatest sunset in the mountain west! I'm also ready to see us transition from the current phase of "let's doll up a basic podium or wrap build with various push-pull CAD boxes and cute little hats". One plus four/five construction is an economical build. Own it. Make it beautiful. Stop trying to make it look fancy. I'm glad they are finally building. The RFP was awarded many may years ago.

It’s especially disappointing because that face is visible from 300W. They could have moved the stairwell to a different location besides the corner where it’s most visible

They list the remaining units for sale in the project.

13 remain in 99 West
2 remain in the Regent
10 remain in Richards Court.

Its probably because they are all ridiculously overpriced, even for downtown. Especially when you add in the HOA.
This is why we need more condo and apartment towers downtown, in order to provide actual competition to citycreek and lower the prices a bit.

Planted median doesn't necessarily have to be big trees like on 700 E. It could mean exactly what you said.

That said, screw the views. Give me a street I actually want to be on. State Street is horrible basically everywhere south of 400 South, and even north of that it leaves a lot to be desired. This should help it, even if it's not extending as far north as it should be. Speaking of which, since UDOT owns State Street up to 400 South, I assume they're in charge of this project, no? If that's the case, why did they cut it off at 600 South? It makes no sense. Hopefully further extensions of this concept are forthcoming.

I dream of a time when State Street from the north end all the way to at LEAST I-80 is actually a desirable road and not a huge barrier to urbanism and walkability.

Guys, it's not just a matter of high pricing. It's lifestyle choices. Urban apartment and condo living is just not as popular as buying a single family home in the burbs in SLC. I think we're seeing more of a demand for it, but it's Utah.

This looks like a cool and integral project going in on the cities west side.
I also need to go out and take pictures of all the projects around the city, I'm a teacher and have ample time right now to go out and take pictures. I've been mainly a lurker on this site for 12+ years but now I feel I have more time to contribute.

That's partially true Orlando, but don't forget that the stat's are showing that the downtown market is way underserved by all incomes, including luxury upper income units. At least that's the case with apartment rentals. As far as condominiums go, that market is recovering. However, I think that those specific condos will always be a stickier sell for the foreseeable future. It's a more finite market, aimed primarily at those who are active LDS, enjoy being close to Temple Square and the arts, but aren't necessarily interested in the club scene etc. No matter how swanky the clubs are, your typical wealthy empty nester LDS couples aren't going to be drawn to the bar/club scene, or many of the other reasons that people flock to a vibrant downtown for. I'm sure Property Reserve knew this, and were of course able to play the long game. The LDS Churches primary goal is to profit as much as reasonably possible without losing money, and perhaps even more important to protect the value integrity of their established structural investments from urban blight.

The big part of the reality is that the current booming Salt Lake City market is under served when it comes to attractive urban downtown apartment living for the many younger locals, and especially the tech transplants, who would prefer to live downtown. The stats point to there being more demand than the builders can supply. Hopefully, Salt Lake as fast as it's building downtown will be able to catch up. I think the biggest factor right now is still the difficulty in acquiring the necessary skilled labor to build the projects, especially those that are taller.
