There have been more FAA filings for Austin buildings and cranes over the past few months than I've ever noticed before.

This isn't really news, and we don't have the released elevations yet. But the FAA's final height determination for Domain III is 330'. For comparison, the Downtown Aloft & Element is 328'.

The Domain IV final height hasn't been determined yet, but it's filed as 319'. The JP Morgan Chase tower downtown is 322'.

How tall is the Domain Tower I (Indeed), I thought it was around 180-190.

From a financial view, building three towers at once is very unusual unless you have tenants lined up. The North side has three building coming up and one about to start but all of those have tenants. I wonder who is moving into Towers II, III and IV.

Also the FAA dates, is it typical for buildings to follow those dates. Could we see all three towers break ground this year ? Also does the Bowen require a FAA request too. I have not seen one for that project.

I thought Domain 11 was still U/C, but it officially opened for business Monday. This is Vrbo's (Home Away) offices.

I especially like the exposed utilities in the ceiling, but its the large pot plant, surrounded by the nooses, that can really bring the team together. I suppose those are hanging there as a reminder not to touch until we say so. Call me during harvest time.

I don't know if this is the right place to ask, but are there any major developments planned for St. John/Coronado Hills neighborhoods?

I feel like that triangle is an incredible location - right between three major highways - and, driving by it the other day, I was really surprised that not much seems to be going on in it.

That's definitely the trendy way to do office ceilings. My company spent a lot of money removing the ceiling tiles to expose the utilities and duct work.

3 major highways means 3 times the noise and pollution. I think that hurts the desirability. Almost the entire neighborhood is within 1/3 mile of a major highway.

It's still close enough in and in most definitions of the urban core. Pretty close to the Highland IA center (though you have to cross I35 to reach the current activity there). It undoubtedly will see (or has already seen) major price appreciation. But I'm not surprised that there's not as many major projects.

You've also had highway construction for the past years and will have more (183, new overpasses, I35 and St. Johns).

Probably the next will be the city's St. Johns property. That might kick start some things.

We rented a house in the Coronado Hills neighborhood back in the mid-80s when I went to UT. We always felt safe back then despite what others said we should worry about. It was a hidden charming neighborhood with nice houses similar to other areas that have gentrified on the east side. I can see that neighborhood easily gentrifying once the highway work is done. Transportation in Austin is critical and having 290 and 183 and I35 so close would make it easier to get around. Lots of great potential there. When I say gentrifying, i am talking in the context of home values shooting up as techsters and others that can afford to live here move it.

I was in the Domain today for a bit. I had to get my Macbook repaired at the Apple store there. The growth in the area is really cool to see in person! I was there just after the lunch hour and was impressed by the number of folks walking around the area as well. Lots of activity, and the new towers are pretty impressive despite not being hugely interesting - they do their jobs. Excited to see more growth in the area as IBM's old buildings get replaced.

The Domain is kind of developing its own vibe. Every time I visit I feel a little like an outsider. I call its inhabitants, Domainions. You can tell who they are. There's no better way to see the Domain and its Domainions than on the ground walking amongst them. I agree, what the towers lack in flair, they make up for in other ways. Mostly big squares of shiney glass. Its just so....random, too random, the whole Domain layout...disjointed actually. Its still severely amazing though, the transformation from the huge IBM campus that welcomed me to Texas and was my daily workplace for almost 20 years. When 045 is gone, so will be the last reminder of what brought and kept me here. If it wasn't for that old IBM Austin campus, I wouldn't be here today. Then they sold us to Solectron who ended up firing most of us after 2 years with them and 24 years with IBM. So I'd be happy to throw the first brick at 045. Nostalgia is soooo over rated.
