Was poking around in the site and came across an update for South Convention Center building. They're looking on getting an RFP issued for that site over the next couple of months. They expressed once again a lot of interest from developers which I'm assumes includes Hines. Also, looks like underground expansion is no longer a possibility.

City planners had originally envisioned knocking the old convention hall down and expanding the newer North convention hall across the street, but that plan needs to be reconsidered in light of structural concerns related to the light rail tracks as well as a planned replacement of a temporary shoring wall that has reached the end of its useful life. The replacement of that temporary wall, combined with the presence of train tracks, eliminates the possibility of an underground expansion of the North convention hall building. The city could, however, connect the buildings with a sky bridge, a point confirmed with Mr. Chan by Councilman Nowakowski.

I love the Density but Stewart, Aspire and Phoenix X arent helping the "stunty" look of our skyline.

The city of Phoenix Planning Commission will hear a proposal for a 2.3 million-square-foot mixed-use project planned for a parcel adjacent to Steele Indian School Park at its evening meeting on June 6.

The project, called Central Park, ultimately would include six towers ranging in height from 165 feet to 355 feet. The project would house office, hotel, residential, senior living and retail space. Phoenix-based Pivotal Group is the developer.

The project proposes two towers with 760,000 square feet of commercial office space, 170,000 square feet of retail and restaurant space, a movie theater and a 200-room, 185-foot-tall hotel.

The development also will include two 355-foot residential towers, which will total 400 apartment and condominium units. A 165-foot tower is proposed for 200 units of senior housing, according to Pivotal Group. Gensler is the project's architect.

According a Pivotal Group representative, the buildings on the property will be arranged to maximize the pedestrian experience from the Metro light rail station, through the site's commercial area and into the park.

The Encanto Village Planning Committee voted to recommend approval for the project at its May 6 meeting.

Dont get me wrong, id love if this could pull in such tenants, but I'd much prefer those big names downtown if possible.

Although I understand if the office space downtown just inst there.

Charles Schwab has about as suburban location as possible in Denver and in Phoenix, I assume they prefer those types of locations.

Yeah - you should see the big office complex they built in Sunrise, FL outside Ft Lauderdale. Very suburban - but beautiful building. I worked for them when they were at 24th St & Camelback (and later 32nd St & Camelback) - that's about as urban as they get outside of their HQ in the Financial district of San Francisco.

Yea...I wish we could start going over the 400' mark on a few of these projects and take up less lot space. Aspire should actually fit in it's location nicely. It's the right height for that spot. However, I am disappointed in X though. Not so much for the height, but for the lot size it is taking up. I just feel this development, while it may look good now, will be a white elephants in 20 years because it will take up nearly a full block with no alley. But this seems to be the trend with with Barrister, Ro2 and X all abandoning the alleyways. Doesn't help with walk-ability.

I went to the downtown bar scene for the first time this past weekend and seeing the Stewart lit up from Roosevelt row was pretty cool. Creates a more urban feel that once the area densifies will be similar to downtown Austin & SD.

I gotta say, Downtown is really starting to add some great spots to grab drinks/socialize. The Churchill, Cobra Arcade Bar, wilderness brewery all nearby create a good atmosphere. Although I feel that will be further amplified by the Meow Wolf hotel and other R02 projects.

No specific news - but I spoke with my landlord who owns a retail shop in the area. His take is that the mall is doing pretty strongly. So I wouldn't foresee any RV/boat storage. If anything, I'd be willing to bet it would ultimately get redeveloped into some sort of mixed use development down the line as Kierland and the west side of the airpark fill out. It's still a prime location - despite its age.

The future of the Phoenix Convention Center’s South Building and site rests in the hands of a multidepartment community and stakeholder engagement plan approved by Phoenix City Council on Wednesday.

The approximately two-month long engagement plan will gather input into possible expansion, disposition and/or redevelopment of the 286KSF building located on 9.27 acres between Washington and Jefferson streets from 3rd to 5th streets in downtown Phoenix.

According to a Rose Law Group Reporter article dated May 9, Phoenix City Council member Michael Nowakowski “said the city could look at public-private partnership for the site that keep convention space there but could also potentially bring a new high-rise development.”

The outreach plan will consist of organization meetings, group meetings for the public and individual stakeholder meetings. “This comprehensive community engagement plan will seek to engage in a discussion with users of the facility, downtown stakeholders, destination marketing organizations and tourism groups, citywide community groups, adjacent property owners, and citizens looking to offer input.”

“During these outreach meetings, staff will present background information of the site, history and current uses, plans for future expansion and then seek public input regarding the future of the South Building site,” the report goes on to state. Once the two-month period is over, staff will return to the Phoenix Planning and Economic Development Subcommittee on September 3 with an overview of the information gathered.

The South Building currently features 143.4KSF of “rentable exhibition, meeting and ballroom space,” according to the council report. It has already undergone an $18.5M renovation in 2008 as part of a $600M expansion of the whole Convention Center.

The Phoenix Planning and Economic Development Subcommittee was presented information on the building at their May 7 meeting and instructed staff to offer an outreach plan. The plan was presented and approved at the June 4 subcommittee meeting.
