Thanks for the pics, Smartallone! Smith and Porter looks like a great development that really "fits" Castleberry Hill. It wasn't really on my radar.
Reverb on the other hand....

are any of the low-rise projects in atlanta made from something other than wood framing - concrete especially? i feel like these have poor sound insulation between units. hell even in my townhouse i can hear (softly, but still somewhat noticeably) my neighbors' subwoofer sometimes, and they can probably hear mine.

the old brick apartment buildings they've been replacing, or anything new that's maybe 7 stories or higher? i think the maximum height they can do wood is 5 wood stories over 1 concrete story, i read an article about this last week:

https://www.bloomberg.com/news/features/...ew-apartment-buildings-all-look-the-same

they are cheap and you can mock up the concrete ground floor enough to make it look like a solid building.

Just from purely observation (and nothing else), I believe developers building up to 7 stories of wood-framed apartment (with or without a concrete lower level), but above 7 stories apartment are NOT stick built.

I could be wrong, but I haven't seen an 8-story stick built apartment in Atlanta.

Concrete is no better, really. It can transfer a lot of noise if the floors don't have enough soundproofing.

If you mean between units on the same floor, construction type makes no difference there, it's just drywall over a frame either way.

Either can be done well or poorly depending on budget. The main difference is longevity.

Wow, I wouldn't have known where that was if you didn't include the description or link!

Every time I see these massive parking decks I cannot help but think how much space we are dedicating to parking compared with space dedicated for living.

I just noticed that the photo includes a mock up of the residential building's exterior.

So much progress along that corridor. Atlanta is in such a good/weird phase right now. That photo and all the discrepancies are wild.

With the density going on along the Howell Mill corridor, it feels like there should be a Marta rail stop; especially with all the rail corridors already there. Will there be a spur of the Beltline coming through there?

Also, with 14th Street being a feeder into Howell Mill, have there ever been any plans to "fix" the Northside/14th St. intersection with an overpass to keep the traffic moving?

NO! if they build an overpass at this intersection, why even both with development nearby? Clearly cars are the only thing that matters, and we should all just live in giant, spread out houses, with the garage front and center so that everyone knows we would never leave our homes without our giant metal cage on wheels protecting us from contact with other people.

I think what DOT's generally do in this situation is build large divided highway bypass road (think 120 loop in Marietta) instead of improving congested areas. Just move traffic and cars somewhere else! Problem solved.
