In my further virtual travels of the 2 clumps of houses I found this

What appears to be an empty lot has 4 or 5 cars parked on it. It appears they have not been moved in awhile as weeds are growing up around them.

Not sure if anyone lives in this building. Wood appears to be rotting. Plastic over the windows...it looks like if you attempted to open the doors it would fall of its hinges.

I once upon a time worked at the warehouse right there, Duxton Windows was the business which has since moved up the street a bit. I would bike there like an idiot at like 6:00am. I would often see people passed out or still givener there. I never felt safe there and would be fine if they ran the NERT right through there.

Anyone who thinks that South PD isn't a dilapidated mess is deluding themselves... it is a hodgepodge of run down residential and run down industrial. And worst of all, it is a terribly inefficient, low density mess compared to what it could be.

I don't think the stadium idea was the right one for this area, but at some point it needs to be redeveloped to make better use of the land.

Oh well, the cars can be moved and the window replaced or repaired. Amazing area just a 10 minute walk from Waterfront Drive and under 10 minutes by bike to Portage and Main. Thirty years ago Waterfront Drive didn't exist. It was a forlorn gravel road with a railway stub line, I think unused by that point. Come on Millies, get it together, where else can you get near riverfront property and a decent lot size for under $150,000? At first it'll be a bit shabby chic but eventually the area will become very livable esp. as older well-built homes in central areas become even more desirable.

Higgins Ave. is what needs development, the whole south side from the King's Hotel east. Tons of available land. Great location for mixed low rise residential and townhouses tied into a beautiful riverside esplanade.

Stadia tend to create large dead zones, though not in every case, so I agree with you there, esp. as in Winnipeg it would have resulted in almost all of south Pt. Douglas becoming a surface parking lot.

There are many successful examples of rehabilitation done sympathetically with both aesthetics and historical significance. The city has to have what are called "standards".

You can put all the standards in place you want, if the economics don't add up then the property is just gonna sit there and rot.

^^ Rehabilitating Point Douglas isn't just about tearing down old/derelict houses, it's about rehabilitating the image of the area. You'll always get a few people who hope to get the ball rolling by buying and maintaining houses in the area, but unfortunately they are never enough by themselves to get enough "critical mass" to turn the area around (or by the time they are the process could have taken decades).

IMO...(warning, non-fact-based opinion coming up) the area could be enhanced by opening up a number of those lots for something like "tiny houses"; someplace very low income people can own and maintain. Poor people need a roof over their heads too, and if part of the area can be used to provide the "working poor" with some safety and dignity in their lives, I would think (hope?) that the area see a turn-around.

Thoughts? I'm a genius? I'm an idiot? Both?

the cluster at the point of spd beside gateway industries the decay around there is associated with gateway industries they own a large portion of those houses and empty lots from when they were still making soap and roofing paper. they also own a large portion of the buildings around there aswell across higgins.

there is owner ocupied homes in there that are taken care of as well its a little nieghborhood back in there orphaned from everywhere els stuck next to a shut down industrial facility thats half burned down........... that owns a large portion of spd.

also smith carter architects first office was on dewdny in that 2 story building along the river.........

theres allot of art studios in the buildings around there and viable buisnes's that are new there and been around a long time..
the watkins building has seen some investment in it recently for instance getting it up to code.
