‘Co-living’ projects planned for Reynoldstown, Chosewood Park

Co-living, which means residents have private bedrooms but share kitchens and communal space, is becoming more mainstream.

Camand Capital LLC, a joint venture of Atlanta-based Civitas Communities and RAF Capital, is proposing a 176-unit project in Reynoldstown. The roughly $22 million development at 1061 Memorial Drive would combine nine one-bedroom units with 36 co-living units, each with three to six bedrooms spaces per unit.


Another co-living project is planned for Chosewood Park, a neighborhood south of Grant Park and along the future Southside Trail of the Atlanta Beltline, an area seeing a wave of new, more affordable multi-family projects.


Domos Co-Living LLC, a joint venture of Civitas Communities and Real Estate Asset Partners, is pitching the 250-unit, roughly $31 million residential project at 577 Englewood Avenue. It, too, features private rooms, shared kitchens, weekly cleaning services, free laundry and communal living spaces. Amenities at the project would include a daycare, swimming pool, rooftop terrace, yoga room and scooter station.

The Board of Regents unanimously approved the demolition of both buildings, clearing the way for the project to proceed.

Georgia Tech announced initial plans for the next phase of Technology Square last September. The $200 million expansion could include two towers at West Peachtree and 5th streets, with 400,000 square feet for the Ernest Scheller Jr. College of Business and the H. Milton Stewart School of Industrial and Systems Engineering, along with other programming, Tech said.

This could be one of the more interesting projects coming to Midtown and Atlanta depending on what they put in. If they keep a two tower aspect and include significant retail similar to other phases of tech square, this could be outstanding.

It may sound crazy, but midtown is going to need more residential to keep up with the new office and retail space.

So just curious that rest of that whole block is empty with what looks to be GT parking. I'm assuming they own that whole block. So the buildings only take up less than half that block, will they be building out the whole block though?

Is anyone else sort of tired of these boring grid frame building that just randomly mix up materials and massing on the exteriors just to look "contemporary." It's all just so random. There's no seeming program or building organization that drives any of this. I guess they all are trying to be unique, but the all end up looking alike.

There was an article about the phenomenon. I like the term developer modernism.

He's terrible but if push comes to shove and the risk becomes imminently real that the movie industry abandons the state, I think he'll back down.

More likely, the law will be blocked in the courts and the issue will be let to die.

I don’t like Kemp either, but that doesn’t have anything to do with development.

I was alluding to his "announcement", so yes, politics has everything to do with current and future development in GA and ATL...(PERIOD)

I hope we don’t have to read through posts about how people don’t like him every single time his office announces something. Politics and development are related, but if his policies that you dislike are irrelevant to the jobs or development being announced, then your political opinion is off topic at that time. This is a development forum, and I’m glad that these jobs being announced seems to mean that Midtown Union is happening.

No this is not irrelevant, you have a great talent for twisting words, are you a politician? Seriously? Look at all the announcements of the movie industry leaving, if that is not JOB related and development, I don't know what is......

It's unfortunate his politics have caused Invesco to leave Atlanta.
