Great looking development. Also with the addition Veterans Square rehab will make it a nice addition to downtown.

The height of the building is nicely integrated into the hill since it's such a steep slope there, so the building really isn't blocking any view. Design is a bit basic, but overall a good proposal.

I'm not so sure about that since the phase 1 building will be 4 storeys above the grade of Harvey Road.

But what's across the street on Harvey? A concrete retaining wall from the Rooms. The sight lines from the viewing area on the Rooms will be preserved. At street level the mature trees along the roadway block any view of the harbour anyway.

Seems like a reasonable enough proposal...therefore i'm expecting the NIMBY"S to be out in full force...

Thumbs down Quality Hotel Reclad

The renderings for the renovations to the Quality Hotel exterior are ugly. Including “architectural lighting” so that people can see the aluminum cladding at night is especially cruel.

City of St. John’s approves Pennecon health hub at former Macpherson Elementary

https://www.thetelegram.com/news/local/c...-at-former-macpherson-elementary-306835/

Quote:
ST. JOHN'S, N.L. — St. John’s city council has approved a proposed health hub at the vacant Macpherson Elementary on Newtown Road.
Pennecon purchased the roughly 70-year-old building last year and work has already begun to remove asbestos.

But the company needed city council’s approval to allow office use in the building because it is zoned as institutional. Council voted unanimously to allow the discretionary use at its regular meeting Monday evening.

Deputy Mayor Sheilagh O’Leary said her understanding is the developer hopes to open the health hub – which will house an array of health-related services such as physiotherapists and a pharmacy – sometime next year.

Information sessions were held last June for private health care providers interested in leasing or purchasing space in the building.

“That building there has been vacant for an extensive period of time, so it certainly has been a great concern for people in the neighbourhood for many, many years – myself included,” O’Leary told reporters.

She said when buildings are vacant for a long time they become prey to graffiti, fires and other illicit activities.

“I think what is being proposed right now is very palatable to many people in the neighbourhood. Aside from dealing with a vacant property, it’s actually something that could help service a lot of people in the neighbourhood.”

O’Leary applauded the company’s intent to maintain the building’s heritage exterior and said she’s pleased to see “adaptive reuse of an older structure,” which also means less garbage heading to a landfill.

Pennecon purchased the school from the Newfoundland and Labrador English School District for $895,695 last year. At the same time, it also purchased two other vacant schools in the city: Booth Memorial and Bishops College, each for over $1.2 million.

Macpherson Elementary closed in June 2011.

The city of St. John's has relaunched their residential releaf program. If you own the house you're living in, you can get a $150 voucher to plant a tree!

http://www.stjohns.ca/living-st-johns/city-services/tree-maintenance/residential-releaf

There are some neighbourhoods in this city which really need some vigorous tree-planting programs (I'm looking at you, Kenmount Terrace).

Star of the Sea is coming along. It's the first new building in a long time that I genuinely love. I'm so pleased with how it's looking.

The Quality Hotel is re-flagging to be a Doubletree, Hilton's oddball/conversion brand. Effective this August:

Tiffany Towers Update

Just looking at Major Capital Investments for 2019 and it appears the 16 storey Tiffany Towers project is still going ahead with its start date now for later this year (I would assume this summer) and a completion date for 2022. We may finally see the building height record broken for NL.

I read in the news lately that City Council are considering waiving certain fees to help promote development in the downtown and other "intensification areas" around the city. Here's a link to a Direction Note on the city's website that contains a map outlining the intensification areas. Looks like a large focus on Lemarchant Rd, Torbay Rd-MacDonald Dr area and areas around Topsail Rd/Bowring Park/Cowan Heights.

EDIT: Also Ropewalk Ln area.

interesting quote from the Decision/Direction Note ..." The proposal is a
modern design which does not meet the standards of Section 5.9.4 Heritage Area Standards
(Table) of the Development Regulations. As per Section 5.9.4, new buildings that do not meet
the standards may be approved by Council through a comprehensive design package.
Therefore, this development, as currently proposed, will require Council’s approval"

Will probably be a done deal.
