^^ Well, I forgot about that. And again, I'm not too proud of that neighborhood for shouting down what was once a stellar development in its original form.

Glad this one on Barton Springs is giving it a go.

There's now a new Council Member for District 1, too bad that same case wasn't before Council today. Such a lost opportunity. It's important to attend those neighborhood meetings, no matter how boring they may be or how uncomfortable someone tries to make you feel. We've got to get a broader range of ideas expressed in order to accomplish our city's housing and transit goals.

HEB filed a site plan today for a new grocery store at 2400 S. Congress which is the address of their current one at S. Congress and Oltorf.

Nice. I wonder if what I heard turns out to be correct: HEB temporarily moves to the shopping center they bought in 2016 across the street while the new HEB gets built. They might be able to knock down some interior walls and create a more contiguous space to put a temp grocery store.

The Aloft at 35 & Ben White is definitely going now. They've dug down a few feet for the foundation.

My source confirms this theory. He is working on the replacement store.

H-E-B is tearing down one of Austin's busiest stores, but it will come back bigger than ever

https://www.austin360.com/entertainm...mpression=true

“After months of working with city of Austin traffic engineers, H-E-B has decided not to build a new store in the Twin Oaks shopping center, the company announced on Tuesday.

Instead, H-E-B will demolish the existing store on the southwest corner of Oltorf Street and South Congress Avenue and build a multi-story building with underground parking on the current site, said Leslie Sweet, H-E-B's Central Texas director of public affairs.”

Awesome!

Quote:
The working design for the new H-E-B includes more than 110,000 square-feet of grocery space, as well as the company's first beer garden, a stage for live music and a 12-vendor food hall.

The current store has about 550 parking spaces, but two stories of underground parking will expand that number to more than 850, including designated curbside pick-up and a drive-through pharmacy.

110,000 is nice, but it's a shame they couldn't have gone bigger. The new one at Slaughter will be 140,000.

They probably expanded their back end storage as well. It's too bad they couldn't have done this on the other property. It would have been bigger. But this will be done really well. I have no doubts.

Do we know the specific reasons why they decided not to build on the other side? What would be the difference in traffic patterns? If they own the entire Twin Oaks Shopping Center why not use that space for a larger store???

The Statesman article indicated that it would be easier for people leaving downtown after work to make a right turn into the current site (as opposed to a left turn to Twin Oaks.)

I'm glad they put all the parking underground.

They spent a couple years looking at traffic patterns. I'm confident this is the best solution they were faced with.

They're also moving all the power lines underground. Say good bye to the Grackles.

Another positive benefit of this is that it will likely jump start redevelopment in the Congress corridor between SoCo proper and St. Edwards. I can't wait to see what is in store for this area long-term.

Ah, yea I didn't think about that regarding traffic heading home not having to worry about making a left turn.

So what will HEB do with the Twin Oaks shopping Center? Are they planning to fix it up or redevelop it? Right now it looks pretty sad.

They're still figuring out what to do with Twin Oaks. The old CVS will be a 24,000 ft temporary store. I read that HEB may sell the property in the future.

They’ll likely sell it to a residential developer over retail. Competition is not as useful as an expanded customer base.
