TOWERS has an update on a handful of downtown projects. The elevator core is around three floors above ground.

This one should start rising faster now that most of the underground parking garage is at ground level. The elevator core has been a few floors above ground for months now.

The Teacher Retirement System of Texas has leased 100,992 square feet at Block 71, the office skyscraper under construction at the corner of Sixth Street and Colorado Avenue in downtown Austin.

The 709,000-square-foot building is being developed by Trammell Crow Co. It will be the largest office building in Austin when it's finished, surpassing Frost Bank Tower, which has 535,078 rentable square feet.

The new space at Block 71 will house TRS' Investment Management Division, currently based at 816 Congress Ave., according to TRS.

"In the next few years, TRS will outgrow its current space which it has occupied since 2009," TRS spokesman Rob Maxwell said in an email. "On a cost-per-person basis, the new space will be comparable to the current space investments staff occupy."

TRS also has offices and member services facilities at 1000 Red River St. in downtown Austin.

Maxwell said the system is exploring other long-term solutions for its space needs.

The TRS and Indeed leases account for about 407,992 square feet; it's unclear whether leases have been signed for the remaining 301,008 square feet of Block 71. Trammell Crow didn't immediately respond to a request for comment.

Construction on the tower should be complete in 2021.

Block 71 at 200 W. Sixth St. includes 10,600 square feet of ground-level retail and restaurant space and an "adaptive reuse" of the circa 1914 Claudia Taylor Johnson Hall on the same block.

Non-historic interior elements of Johnson Hall will be renovated into a 25,000-square-foot food hall and retail space. The northwest portion of the property will be transformed into a 20,000-square-foot urban green space.

The building’s floor plates will average 33,000 square feet, among the largest in the market, Trammell Crow said. Amenities planned for the tower include a fitness center, a dedicated conference center and eight outdoor terraces.

There will also be 1,500 parking spaces in both below-ground and above-ground garages.

Trammell Crow has a long-term ground lease with the Austin-based University of Texas System for the 1.75-acre property. The site used hold the Ashbel Smith building and was part of the headquarters for the UT System, which has since relocated to a new HQ nearby on Seventh Street — the glass building behind the demolished building in the video below.

It's definitely a slow mover but I bet there's a lot of basement stuff being completed at the moment. Give it a little longer, and I'll bet we'll start to see it take off pretty solidly.

I realize, or at least I assume, the basement work does not include any tunneling at all or beyond the footprint of the building. But, I wish it was possible to connect at least new downtown buildings with tunnels like Houston has and Dallas has to a lesser extent. Underground utilities, space and the terrain probably make it unlikely to accomplish.

When I worked downtown in Houston, it was really convenient to get to meetings in other buildings, get a bite to eat, or shop, without having to walk above ground in the sauna in the middle of July and August. Even if it were not possible for Austin to do what's in the first pic below, it would be great if at least the second were possible:

I'm grateful we don't have such tunnels in Austin. Let's do our best to enhance the ground level right of way of all of our public realm. To hell with all skybridges and ped tunnels IMO. Perhaps one day we'll stop surrendering so much of our public space to autos...

Actually there are tunnels like that here in Austin. Many of the buildings in the Capitol Complex are connected through underground hallways to the Capitol building.

I am glad to finally see this one going vertical! This is my favorite project going up right now... Although it's a close one with Block 185. Those two towers alone will change the caliber of our skyline!

Here are the renderings once again from several pages back, just in case anyone forgot how massive this tower is and what kind of impact it will have in the core of our skyline. It's a beauty!
