$539,000 for a shoebox on the 5th floor. What millennial is going to buy this?

These units will be purchases by some Ontario pension group, and rented out accordingly.

Only 10% deposit is required upon signing, most people in their late 20's should have that at a minimum.

I highly doubt that. Most are still trying to build their careers at that point, and using what money they do make to pay off student loans, rent, car payments etc.

Honest answer. How many of you here had a cool $55,000 dollars just lying around in your bank at 27 years old?

F no. Most Canadian millennials in their 20's are more likely to have 55k in student loan debt.

How many millenials have parents with equity to leverage? This is how a few of my friends were able to purchase condos.

On a side note, who's going to bet the office component of this complex will be removed or severely reduced like what happened to the Brewery District?

Brentwood-Gilmore area is highly sought-after by companies. Large supply of office spaces will benefit residents from being able to live, work and play. Brewery District is far inferior, hard to attract talented workers who are willing to work in that area.

Besides, the extra supply of office spaces won't as bad because Onni will demolish existing office spaces at 4180 Lougheed Highway.

Care to share the names of these companies? The Brewery District successfully fully leased the major office and commercial component of the project before they even started on the residential - which seems to contradict the idea of it being inferior. I hadn't heard that the Transit Police were having trouble recruiting - or TransLink. Want to post a link to show that they are?

I did, many of my friends did too.

I started my apprenticeship as did many of my friends while still in high school. I was making $22 an hour by the time I finished high school.

Living at home and making $50-60,000 a year makes it pretty easy to save up by mid 20's.

Everyone is focused on school and debt and fancy tech jobs. Most people don't want to get up early and get their hands dirty for 10 hours a day, but that has always been a good way to get ahead.

Just not glamorous or pretty.

The newspaper article about the Brewery District said that the demand for health care / medical offices did not materialize there because those uses were accommodated in the Royal Columbia Hospital expansion. That was the target market for the office space being changed.

************

I could see office space at Gilmore having some synergy with the office parks to the south (Yellow Pages area, as well as Discovery Parks and EA around Gilmore across the TCH.

Exactly, it can be done, but you just need to be frugal when you first start out. That means no avocado toasts and constant trips to Instagram-worthy locales. Humble small abodes are good starting points.

Fair enough. Good on you and your friends for starting to save early and often.

I don't get out much, but I can't say that I've ever seen a neon green portable crane before.

It's to show how green this project is going to be.
