For all we know, the Domain developers did kick off that process when they started, and are still waiting. Heck isn't the city of Austin at ~20 years and counting on the pedestrian crossing at Bowie?

I'm curious. What would be the benefit of integrating The Domain with the stale, sleepy office park that is Braker Pointe? They just need to tear that down and redevelop it. I suspect they will someday.

Lots of open space, acres of surface parking that can be redeveloped. The Fairfield Inn is essentially on a long isolated peninsula.

A chance to re-work some of the interconnection issues with the different Domain phases. East-West, etc.

In your opinion, what do you think should happen to 045. If they wait too long to tear it down and replace it they may miss the boat since the market is red hot right now but everything cycles. Current lease ends around 2021. IBM is supposedly looking at various options.

What would make sense in the 045 footprint to tie in the Bowen, DT I, DT II DT III, DT IV, Flatirons and the Domain Office behind the Flatirons into this Southside Domain. Use your creative minds, what could go there to make it look like a master plan for Domain South.

A proper E-W & N-S street grid for starters.

Reconfiguring Domain Drive. Adding another exit out onto Burnet so everyone isn't funneled onto Kramer.

Anything else will just make it feel like a suburban cul-de-sac office park.

Kudos to Stonelake for actually somewhat caring about the aesthetic value of their buildings vs the boring off-the-shelf glass boxes of TIER REIT's D9-D12.

Domain Tower is interesting with it's angled glass and lighting, but to me the other three look like glass boxes with offset sections, similar to TIER REIT's stuff. Especially Domain Tower 3 - the parking podium on that building is particularly meh. Also TIER REIT's buildings have some curved sides, which are not shown in the map graphic. Hopefully the Stonelake buildings be lit well. At least they're all tall.

From what I have in my list, Domain III will be 330 feet with 24 floors. I have Domain IV listed as 318 feet with 24 floors. There's a chance that 318 foot height is only for the main roof and doesn't include the mechanical penthouse.

I think those heights came from the FAA permits. I actually have a screenshot/photo of the elevations saved for Domain IV that someone posted on the forum, and it's listed as 308 feet to the main roof in that document, but that's only showing 23 floors.

That 13 level parking lot with some office space above is disgusting. Byeeee.

Yessir!! How do you make a 24 story building so short? Use the 13 or 14 floors of parking in the count. That is NOT a 24 story office tower. Its a puny 10 or 11 office tower sitting on top of a 13 or 14 story parking garage.

Totally! It's a real bummer because it actually looks pretty attractive....if you squint your peepers. Love the height too

Yeah it's a sickening sight. However, it will really come in handy in the area during Austin FC games. There's not much room on the McKalla Place site for parking so I suspect a lot of fans will be parking over in the Domain. And this will be close to the stadium.

They have to build lots of parking into these unfortunately, otherwise they won't be able to hire enough John's & Jane's driving in from Leander and Hutto.

Behavioral changes take generations (and infrastructure) to happen.

When do you think Domain Tower III and the Bowen Residential Tower will start construction ?

The FAA request shows: Work Schedule: 10/15/2019 to 04/15/2021
But I would expect there is quite a bit of prep work on the site to do first.
Both are still in the COA process but that must be getting close to completing.

Part of the reason I am asking is that we have seen quite a bit of surveying work taking place these last few days in the area where they will be located.

IBM will not share any updates on what is going on, they are very secretive and only say we will be in 045 thru 2021 and are still negotiating a future beyond that looking at all options.

Once DT III and Bowen break ground and then DT II, IBM employees will be forced entirely into the parking garage that already has the best sections reserved for Indeed.
