But you'd think a retail space that big would warrant double doors.
There must be public parking under there - maybe as London Drugs replacement parking?

The concrete block is so retro its cool... and it would ventilate the stench of urine.

Should we nitpick about the visible downspout elbow

are they putting a patio there? what are those things under the windows at the sidewalk for?

It mentions some changes to the parking levels because of the London Drugs loading bays.

Aren't they mounting brackets for the stone panels they're using to clad the main floor?

When I was taking those pics today a little old lady walking with a cane came by and stopped and looked. She smiled and said to me "I like the colours. Looks like the fifties!".

Her and I were thinking the same thing! It calls back to a lot of the colourful lobby entrances of apartment buildings throughout the West End.

Funny you mention that because lots of Syncra folks on our site tour mentioned passers-by loved and commented regularly on the façade.

The glass canopy over the residential entrance extends inside the lobby. It's really slick.

PS - the large format granite/marble cladding also looks really sharp
- definitely a step up from many condos, let alone a rental building.

I guess Hollyburn sold the property for a huge profit? This site has a 14 story rental tower on it. An expensive piece of property to redevelop.

They sold it last April for $130 million

Hollyburn sold a residential property at 1650 Alberni St., which also houses its head office, to Landa Global in April. A lease-back arrangement will allow Hollyburn to stay there until it moves into its new space, which will have an 11,400-square-foot floorplate and 12-foot ceilings.

It may be hard to believe, but an Urban Design Panel review is far more than just a rubber stamp. After attending nearly every meeting in the last 2 years, I can safely say that every applicant comes in with fraught nerves. So, I imagine this team breathed a sigh of relief when city staff introduced this project as a welcome departure from Vancouver’s normal truncated massing. Still, city policy can be finicky.

That was demonstrated when city staff admitted they are militant in preventing any shadowing on Marina Square. One panellist enquired if that policy also applied to the sidewalks of Georgia Street, which was shocking given the context of the area. This may be why staff acknowledged that the pace of change in the area has been faster than expected, largely because provincial rules no longer require the unanimous approval of everyone in a strata in order for it to be sold.

Yup. That sounds about right.

Somewhat boring, square, glass tower with a couple steps and half dozen shrubs gets the UDP all excited.

Either way - glad it passed, hope it moves ahead promptly.
