Couple new renderings of Claridge Moon. I'm optimistic about the design.

Note the lantern is missing (accuracy, not expecting it to be removed) and there are slight differences in the designs such as the materials at the back of the shorter tower. I prefer the first design.

I think this is going to end up being a larger version of Andaz but with balconies. Cheap looking silver panels and cheap looking glaze.

'Beautiful two bedroom condos on the site of one of Ottawa's most historical strip clubs. A landmark tower that has been lovingly clone stamped from our other landmark 27 story towers. Gorgeous views of people in their hotel rooms. Direct access to Ottawa's light rail that runs whenever there is less than 3cm of snow. From the mid-500's.'

$351k for 550sf is like half of what some stuff is going for in Toronto these days. That’s a $600k unit minimum in toronto, especially for an equivalent location (direct subway access immediately adjacent to downtown)

Walked by yesterday. Line up went around the side of the sales centre. Maybe 40 people or so, not counting inside.

Not the same level as 10 years ago, but still pretty good.

Agreed. This is far from Toronto pricing. The building averages $648sqft (on launch pricing). Keep in mind that (not including the PH levels 26/27), the largest unit is 910sqft and the average size in the building is 667sqft. 48 units are "two beds" out of the 254 units(266-12PH units) which will naturally raise the average price. Plus each unit has a storage locker included in the price.

Agreed, maybe not Toronto pricing but pricey by Ottawa standards.

We know the outside look and the finishes inside (Claridge-style) will not be top of the line and such high quality. We're basically about $400,000 for a 1 bedroom/1 bath. And $45,000 for a parking spot! I get this is downtown and on LRT so hopefully most residents wouldn't need parking but still... I thought the average $30K-$35K parking spot was expensive.

And as Harley pointed out, although it is downtown, it's not like the location adds a premium; with a River views or whatnot.

^ The location is at a huge premium: it is literally on top of a Line 1 station.

That's a way bigger premium than any river view that could go away with the next project.

Rule #something when buying a condo. Assuming you can, get the parking spot even if you don't need or want it. You're literally leaving money on the table otherwise.

Why? (Genuinely curious, not disagreeing). I would think that at $45k, and in a building where the next buyer is probably going to be car free and thus not need it, it would not add nearly enough resale value to make the $45k worth it.

The unconfirmed number of reserved units (after only the initial VIP launch) is 54, which is just over 20% of the building. Lots of Calypso 3 (555sqft), Hydra (550sqft), plus both Vesta Penthouses (640sqft - on floor 26/27), were reserved. The $272k (Telesto 465sqft studio) was also reserved, bumping the lowest price available to $300k (Titan 510sqft studio). Four of the 56 two bedrooms were reserved.

A few reasons off the top of my head: 1- wouldn't want to limit myself to a pool of buyers (or tenants in case of rental) that don't need a spot. 2- I would rent that spot downtown for a couple hundred a month at least to some suburban public servant on a PDV or Constitution Square parking waiting list. 3- I would have an asset available for purchase or rental to other building occupants who might need a (2nd) spot long after all have been spoken for.
