RIP V Hotel, the construction fence is up, there's an excavator on site, and people were around today removing some of the remaining fixtures.



The Hilton Garden Inn will be a definite step up. In the first photo above, you can see the Avenir Centre in the distance, hence the need for the upgrade.

The height of the Hilton Garden Inn should be pretty much the same (maybe a little shorter) as the federal building in the background. The two buildings should complement each other pretty well.

From Mayor Dawn Arnold's Facebook update of the city council meeting today:

we ratified the following decisions: 1. Approve downtown incentive grants to 42 Highfield and to Junction Tannery Place, Ivan Rand Drive, both $10M+ projects
- 42 Highfield Street = the V Hotel property, hence the Hilton Garden Inn
- the second item is obviously Tannery Place South

As such, I think it's safe to say that we'll soon see movement on Tannery Place in the next couple of months.

According to the Junction website they say opening 2020, so they must be looking at getting started very soon. Do we know how tall the building will be, designs etc.?

Yes, in order to make this deadline, they must be breaking ground soon.

The building will be six storeys with the ground floor being commercial/retail.

Is the hotel down by Staples dead or are they still looking for tax concessions etc.?

I have a feeling that it’s been dead for awhile, I can bet the city will be getting its land back or pushing them to sell the land to a developer who will actually develop it.

I am also curious with the two new hotels being built around the Crowne Plaza, will the Alquinis redevelop their property?

Some details in T+T story today about the development incentives awared to the Hilton and Tannery Place developments (and a bonus photo of the first chunks torn out of the V).

On Tannery Place:

A very good question. Sometimes developers with very deep pockets (like the Aquillini Group) will consolidate large blocks of land (like the Crowne Plaza block) and just sit on it while they wait for market conditions to be right for development.

They consolidated this block about the time that the Avenir Centre was announced (likely to hedge their bets). They are probably waiting right now to see what the long term effects of the Avenir Centre will be and how the adjacent neighbourhood will develop. They can probably afford to wait. The income from the Crowne Plaza is probably more than enough to cover the property taxes for that entire block.

While I imagine any plans the Aquillini's may have for this land will include additional hotel development, I'm not be too worried about the Hyatt Place and the Hilton Garden Inn causing them concern. If anything, developments like this will only make the neighbourhood even more attractive to future development.

In particular, I could see a new large hotel going up here with a convention centre to develop synergy with the Avenir Centre. I can see a large enclosed parking structure in behind, and street front commercial/retail fronting Main Street. I think this could work very well.

Development of this block will occur, but it is impossible to know if it will be next year, in five years time or even 10 years time.............

Entirely possible - The Home 2 Suites by Hilton will likely be built within the next year or two.

If this quote is accurate, then they may proceed with Tannery Place North as soon as the south building is complete..........

I notice several people (one had a hard hat on) with their vehicles on the Tannery site and they looked to be discussing something.

I also saw a truck parked there and some men walking around earlier this week. They were between the gym building and the road in, close to Vaughan Harvey. According to their site, that's where the hotel is supposed to be.

Just a thought, but should the Tannery development get it's own thread, between the appartments and retail + the planned hotel, there is a potential for years of development with lots of informations. If the Hyatt can support it's own thread, I'm sure Tannery can as well.

Probably. Not every downtown development requires it's own thread. For example, I don't think the Hilton Garden Inn does. It will be a pretty mundane project (no offence intended), and likely wouldn't generate the same amount of chatter as the Hyatt Place Hotel would (iconic location, additional amenities like a nationally branded restaurant).

I think justification for a specific thread requires:
1) - iconic location or architectural style
2) - size and significance of the project.
3) - commercial/retail components that could be speculated upon.

I think the Junction Urban Village fulfills most of these criteria. Now that the first of the larger buildings is getting ready to break ground, maybe now is the time to create the thread..........

I just drove by the Junction site. Multiple survey stakes in the ground on the north side of Ivan Rand Dr.
