I've always thought it'd be great if they built a highrise at the corner of Peachtree and Lenox where the mall parking lot currently sits.

There were plans floated a couple years ago with an apt tower at Peachtree/Lenox as well as Lenox built out to Peachtree with storefronts lining the street I thought. I agree that Lenox will undergo a similar development as Phipps. I can see Lenox becoming more like Aventura Mall surrounded completely by parking decks with mid rise and high rise residences and offices. The land is becoming to valuable to simply remain decks and surface parking.

Simon has stated to Wall Street it is looking to unlock the land value of its most centrally located and profitable urban malls. Lenox definitely fits that criteria for Simon. It is interesting that Simon choose a hotel for this site. It was originally an apartment tower several years back was it not? Guess Simon was able to get the hotel financed first or the land sold I guess.

This also matches with Phipps doesn’t it? They did a hotel, then added apartments onsite and finally began adding more services, offices and additional hotel rooms.

Hulsey & Tilford Yards alone are enough to stir the thought of an additional More MARTA project list and potential funding source from at least the City of Atlanta.

I'd like to see potential projects, estimated costs, and how much revenue could be generated from different options of funding sources (such as if only Atlanta opted in compared with Fulton, Dekalb, Gwinnett, and Cobb for example and if that were an additional half penny sales tax, land value tax, per vehicle tag fee, parking fee,etc.)

730 Peachtree Refresh

After taking FOREVER to get this far, the refresh of 730 Peachtree's front end looks to be getting somewhere. They must have like two people working on this smallish project. Also, will someone please buy and demolish Solace next door? That rat-infested flea trap is a scar on the cheek of Midtown.

Starbucks at the Standard

The latest Starbucks for Midtown is looking good at the Standard, a mere block or so away from the Starbucks at the Barnes and Noble (aka the GA Tech book store.)

To be fair, there already was a Starbucks in that location before they started on the Standard. Almost always had a shorter line than the B&N location as well.

This definitely looks like it! Good find! The windows and the concrete pillars in the distance appear to match what’s in the renderings and what’s being constructed. The only discrepancy I see is there are 3 cylindrical columns being constructed on the north end, but the rendering appears to have two.

Interesting how the facade is removed, presumably for re-use, in sections. Lower left shows one being loaded onto a flatbed.

Down goes another surface lot. And after working with the planning department on a master plan for the campus, I would expect this to properly engage the street level.
