One thing about this proposal that I think is great, and dare I say Midtown could take a lesson from this is:

The Lenox Rd experience is bad, but there is a lot changing. Most people walk W. Paces and Peachtree. The Path400 trail is really enabling this. Also the thousands of new apartments have added a lot of pedestrian traffic to the area. There is probably 5 times the foot traffic there was 2 years ago. It's not Midtown or Highlands, but its way up.
However, definitely agree that Lenox Rd sorely needs some redevelopment to kickoff - the lot next the Marriott, the old Firestone, the 2 resturants near the MARTA station all need to happen. It also needs Simon to ultimately build out to Peachtree and Lenox, even if its other uses like Condos/Apartments if the area is truly going to transform. Even the Phipps development, while great reuse of an old mall, will not ultimately have a strong Phipps Blvd. street presence.
