Thanks for the info Orlando. Tower 8 is on State Street and 1st south. I figure that was in the CBD? Did the city really really try to cap the height from going much taller? I think it went from 375’ to its current spec which was an increase, do you think they were asking for more height and were denied?

Tower 8 was originally planned to be 22 or 23 stories and around 300' to 350' or so.

What helped to push it higher was the removal of some of the available space to be used for an LDS meeting house. In order for the tower to makes sense from a quick ROI and profitability standpoint, they needed to add the space back in. This plus the low vacancy rates are what pushed the height higher than originally planned.

In the original model and in some renderings, Tower 8 appeared much taller than 350 feet.

Partially correct. Although, it wasn't in the official 2006 version. It was included in unofficial documents and in the model. On this forum, it was known as the 'Mystery Glass' tower, and it was tall, over 400 feet tall. Images were posted on here many years ago.

New article on channel 2 about the new Gateway hotel along with the new Station Center TOD which mentioned getting it off the ground in the next 12 months. I'm personally excited for the Station Center area it's been underutilized for such as long time and could become an awesome asset to the city.

The only "Mystery Glass Tower" I remember is one GreenBros made up that was supposedly going to go on the Carl Jr's site.

The drawing you show does have a new, very short looking tower replacing the old Deseret Building, but the public wouldn't let the church demolish the Deseret Building, so it was scrapped. Then The Regent was built instead, which wasn't in this original plan.

111 is a completely different project.

The residential tower where Tower 8 is now was changed to the Regent. The new office tower that was slated to replace the First Security Building was shifted to where Tower 8 is now after that building was saved.

This can be seen by the below withwith Tower 8 as blank and a shorter apartment building along 1st South at 2nd East.



When the office market began to boom (prior to 111) CCR released their initial design and concept for Tower 8 as a 22 or 23 story office tower. This design got scrapped shortly after CCR took over the construction of 111 as a way to make it fit in better with the City and less reminiscent of the old Key Bank building prior to the construction of CCC.

The taller glass tower (estimated to be 450') was originally slated to replace the Deseret News Building along 1st South across from the Regent. It was a place holder only as design and usage wasn't finalized. It's only appearance was in the wooden mock-up of City Creek and was on display in the 99 West sales center. I think it was removed at the same time that 111 construction began.

If I have time, I will go through all of my images and documents to see if I can find images for both of these.

The tall 450' tower you are talking about was on the 111 Main site. I worked on the City Creek Center project back when it was changed from an indoor mall to what we see now.

I wonder what ever happened with the cascade. They have to be way past the occupancy goal of the other 3 by now.

I bet that they are not proceeding just yet, to allow for another developer to get in the game, too. ie. Boyer's Liberty Sky project. I assume that CCRI made a deal with Boyer to not develop 151 State as office so that 111 Main could be built. In return, CCRI would hold off from building Cascade (Tower 2), so that Boyer could build a residential tower on the 151 State site.

I don't know if this is already common knowledge. I found out today that the fabled downtown Carl's Jr. site will be another high rise apartment building. It is meant to be a competitor to the Liberty Sky project. I was also told that its current design is 28 stories. One of the larger general contractors in the valley has already been awarded the project. I'm not sure when it is going to break ground.

DT State Street is becoming a nice residential corridor. Liberty Sky, La Porte site, Carl's Jr. Really changes the 24/7 dynamic of downtown to get people living here. Anxious to hear more details about this one. Hope it pans out!

We have heard there were potential plans under new ownership but nothing so specific and nothing about it moving forward. The owner is KIC. Perhaps they'll post more details on their page soon:

Could you get a few more details from your source and keep us posted? We really haven’t heard a peep on this location.

I've always thought an apartment tower on that site overlooking Gallivan Plaza would be great. I hope this becomes a reality.

Station Center has been a project I've been really looking forward to and I'm glad it looks like they plan on starting construction soon.


Does anyone know if it is still the plan to include the Public Market as part of the development? In the initial rendering, it looks like they had selected one of the parcels as the location for it. However, I remember there being a debate about what area of Salt Lake City the market should be built in, with some wanting it in Ballpark or in Fairpark.

A couple updates from going around downtown today. Tower 8 and the exchange are well under way. The park next to Harmons has been completely destroyed and extensive digging is taking place. The exchange site also seems to be nearly almost completely dug out I would expect foundation work to start soon there. In addition the food alley site is completely boarded up and there seems to be a lot of machinery on site. Still no movement sighted at Liberty Sky but there does seem to be alot going on right now.

State Street is going to look a lot different in 5 years between Tower 8, 151 State, 255 State, the Food Alley, and potentially at least progress(?) on the Sears location and the Carl's Jr. site. I can't wait to see how it will improve life on the downtown portion.
