Not really. The new building isn't linked to the old one. There's a partially enclosed plaza with outdoor seating between the existing building and the new one.

Yes, but no, but yes. It's supposedly a hybrid construction - "The building will comprise an outer frame of timber and glass top, paired with a concrete and steel core". Quite how that plays out during construction will indeed be interesting to see.

Are not most timber buildings consisting of concrete cores above 6-stories though? From a constrcution and permit whatnot, so I've heard from industry, seems standard at the moment. Might have been the whole firewall issue or issue maybe around elevators instalation..

Typically what we're seeing is concrete cores with all timber construction. Similar to steel frame life what Lifetec does. Visitng a local timber manufacturer later this week so could be interesting. We're only now getting into the idea being real due to costs coming down.

I think Terrace House is hybrid because the lower seven or eight floors are concrete (and architecturally reference the Evergreen Building they are next to) and then the top ten or so floors are woodframe round a concrete core.

Fountains containing greywater?
Hopefully there'll be a barrier to prevent dogs from drinking from it
(i.e. a chemical soup of dirty water + cleaners and detergents, etc.)

This projects sales are going to be a brilliant gauge of the market.

Its not as remarkable as The Butterfly, or Kengo Kuma, or VanHouse, or any one of the other star-chitect offerings, but the price the units will aim for will surely be comparable to those based on the astronomical purchase price of land alone.

If this moves well it would seem there is some appetite left for risk in the market.

With the rectangular/square floorplates and lots of windows, I would guess that the layout of these units would be better than any of the starchitect buildings.
