^ Not sure why that cafe gets so much hate?

I hope that it stays around forever, whether as a cafe or a bar, etc..

It would get less hate if their food was not subpar...

I don't know if this is accurate but I've heard that the holdouts were the owner of the building and the dry cleaner next door, not the cafe.

It would be ironic if because of that cafe they decided on a less wide base and taller towers.

^ It doesn't matter how good the food at the cafe is. The actual tenants in the building will inevitably change over time.

But once this building is gone, we lose another small, fine grained business downtown. It's nice to have these. It especially would be a loss if it gets replaced by corporate landscaping

Oh I agree with you. However, when I lived close by, I rarely ever saw more than a few tables taken up there. It was never busy. No idea how they stayed in business .. They must be independently wealthy. So my comment was implied from that and how it seems like they'll never go out of business even when nobody ever goes there.

I wasn't hating on the café as a use case. But I recall talk of that building maybe possibly being replaced by a micro infill (4-5 stories). But from the design of the podium, I just don't see that as an option anymore. (If it ever was)

As an alternate, since the OCS building doesn't build out to the lot line anymore, I could see a scenario where that 1 story is replaced by a new 1-2 story restaurant/bar that includes a big outdoor seating area (maybe even replacing the flowerbed up to the driveway).

Congrats Chi-town! This is truly one of my favorite buildings to break ground during this cycle. I love Vista, but OCS has a level of elegance and class that I look forward to see rising into the Chicago skyline over the next few years. Cheers!
