More than likely it will. from 07-12 we still had like 4-8 starts per year so we always build it just slows down here during one that all.

Chicagoland Chamber of Commerce study touts massive project near Soldier Field

The “deck” or “table top,” as Chicagoland Chamber CEO Jack Lavin likes to call it, would transform a 34-acre site that is now a “barrier between neighborhoods and lakefront attractions” into a transit center unlike any Chicago has seen.

Metra rail lines, Amtrak, the CTA Orange Line and a so-called “Chi-Line” along an under-used dedicated busway would all come together in one location. With trams or buses, Chicago would finally have its elusive downtown “circulator” linking McCormick Place, the Museum Campus, Navy Pier, Millennium Park and downtown hotels.

Those early phase Central Station townhomes along Prairie are really starting to look silly. Is theere even the slightest chance they could get bought out in the future and replaced with highrises?

They are unlikely to disappear in our life times.

To be honest, I never minded these as much. Dearborn Park is a different story

There's been around 157 skyscrapers and high rises completed in Chicago between 2007 and 2018 (and a few in 2019) downtown area alone (counting a few in West Loop). To give you an idea of how many that is, that is more skyscrapers/high rises the following cities currently have that were completed at any point in history: Miami Beach, Las Vegas, Pittsburgh, St. Louis, San Diego, Ft. Lauderdale, Portland, Cleveland, Cincinnati, Winnipeg, etc. At some point this year, it will surpass Baltimore and maybe even Guadalajara.

Between 2009 and 2019, there's been 137 new skyscrapers/high rises completed anywhere in Chicago - which is more than Las Vegas has in the entire city. Of course, there should be numerous completed this year so that number will be over 150 easily by end of year.

Another hotel proposed for fulton market requires zoning change, though think its in walters ward so itll be good. Plus a six story office building.

Link to the One Central analysis that the Chicagoland Chamber of Commerce commissioned.

P. 31 shows the breakdown of the headline ~$120B of impact:
  • $75B from the new buildings and associated jobs
  • $32B from more visits to Museum Campus, McCormick, and downtown
  • $9B from new residential development and income in the south loop
  • $3.6B from new CTA fare revenue

Haven't gone into the detail enough to know how believable those numbers are.

However, it's worth flipping through the report regardless because it has a TON of data on downtown development generally. Population and income trends, vacant land absorption, hotel capacity, transit access, etc. etc. etc. Quite frankly I'm not sure why they gathered all of this data, because some of it doesn't seem to go into the impact assessment at all, but I'm glad they did.

Imo, I kinda like the idea of only having townhomes along Prairie. They act as a great transition between the high-rises near the tracks and the Prairie Ave Historic District. I would hate to have highrises be right next to any of the historic homes.
