I had started a reply the other day but deleted it because it was rather stupid, but was just saying how great it is that we are getting 2 towers on 7th with space for a third still. In this case, I am happy with 9-12 as I don't necessarily want Mill to turn into skyscrapers directly on that street.

Yes, Mill Ave could never become a "tower tunnel" as the city of Tempe has height limits for builds directly adjacent to the arterial and collector roads. This is very evident when looking at Rise and 922 Apache blvd. The front portion of Rise matches the height of 922 but increases as you step backwards. likewise the Hilton canopy is shorter than Tempe union (which is also set back from university dr).

Here's the red sign for the revised Eastline Village:



Can't remember how the number of units/density compares to the previous proposal, but the height/retail seems to fit with our best guesses from the one aerial site plan. 45 ft. maximum height probably 3-4 stories, lots of retail/restaurant/bar space. And 715 units would be its own village rising up from the long-blighted dirt.

Yup! As Jmodrak mentioned, the same developer also owns the parcel next to Jack in the Box. The link I shared confirms the purchase.

“Core Campus purchased approximately 0.75 acres at the SEC of 7th Street and Mill Avenue, as well as the southwest corner of 7th Street and Myrtle in Tempe for $8.4M.”

Actually A) that rendering was old. The developer revised it to be a 3 story lofts building(s) and one restaurant building on the corner. This was after the neighborhood behind the corner complained because it was too tall and the City caved.

B) That's not the right corner. Oak is the corner where there's the old motel all boarded up. I think that's staging for the streetcar construction??

I live oh Apache right in the middle of all the construction. Traffic is about to be a nightmare. lol I should post pics.

So right across the street from the Yard on the West side of Farmer there is a new proposed 5 story office building with underground parking that is being marketed. The building looks similar to the office building proposed on the lot directly south of the Yard. It's 5 stories, has a metallic brown paneling and includes plant terraces. Looks very industrial but cool for the area. Again this is being proposed where there are currently some empty warehouses between the townhouses and the substation on the west side of farmer. Hope it gets off the ground but I am sure we'll see it in the development review board soon!
