Thanks for the update!

Elle is a sad case in how a good basic design can get killed by poor details. Especially sad since Integra Architecture + Regent International (the developer) produced the Paloma towers, which are some of the best in Richmond.

-WTF is with those blank grey panels at street level. No city should ever approve this.
-The podium overall is a clumsy mess
-Bare aluminium window frames on the punch-out windows ruin the clean mass of the concrete element

This makes for a painful contrast with the Storeys *social housing* tower nearby, also designed by Integra.

I think it looks pretty good.
Not sure what behind the spandrel at grade though.
Could be an amenity space?

Hopefully the project will include upgrades to Beckwith Rd, because it's not exactly ready for office tenants and pedestrians.

Yikes, not ready is an understatement.

Definitely cements my opinion that this is an odd place for a fair amount of office space.

Even though under the 2041 OCP of Richmond, the area is designated industrial, I suppose it's close enough to the designated downtown commercial neighbourhood of Richmond that the City actually allows this development to take place.

Love the flexibility (something you don't see in Vancouver). On top of that, it would be great crossing the bridge into Richmond to see some nicer commercial buildings rather than just low flat-roof industrial ones.

I think the Bridgeport project is a great location for both office and hotel. Right on Bridegport on the bus route and close to Bridegport Station. Right next to Hwy. 99 entrance, and there's a retail spot next door. I think the area north of it is going to change fast too, it is a weird hold-out of old houses and reminds me of what a lot of Richmond subdivisions used to look like. But the old areas around north and central Richmond are quickly changing now. The old Bus Loop on Garden City and Capstan is going, as is a lot of the remaining fields near there. These are a few developments proposed right now all bordering each other:

After all the internal design changes, it is finally approved! Really glad to hear that. The Richmond City Centre will leapfrog to yet another milestone with the completion of this massive undertaking. Next will be Lansdowne Mall Redevelopment. Should see approval coming up soon too, although it is taking a while due to the city-owned roads that will go through the site.

Lansdowne has not even amended their OCP yet. They are a long ways from a DP approval.
