I can't see any context for this in the article pictures or rendering. It is surrounded by busy streets right?

Here is the google street-view of the lot from more or less the same angle as the rendering.

That lot is bound between Killingsworth and Columbia. Both of which see a lot of automobile and freight traffic. There are several other low income housing complexes across the street. And a handful of run down trailer parks in the area as well. This pocket of town is pretty seedy, hopefully this development will help a little.

Fun fact: one of my coworkers was stopped waiting for the light to change at this intersection when someone started opening fire on the car in front of him. My coworkers was fine other than being shaken up, the driver of the car in front of him was.... well.. not so fine.

And if the NIMBYs come out against this, just say it is "affordable housing." Nothing can stop this building now.

And do the whole misleading rendering perspective thing.

This building will be a blight.

The Sugar Shack was blight. Crime infested, dirty, drug and — blight. I lived nearby and know this personally.

One early rendering shouldn't cast a pall on this needed project. Even if built as pictured, it would be a massive improvement in the area. Yet, I too think it could and should be improved.

blight does not go far enough in describing that horrible edifice. I've talked to people who helped purchase it and the — they saw inside it would make your stomach turn.

In yet another acquisition, NPB Capital plans to redevelop Sunshine Dairy site in Northeast Portland
By Jon Bell – Staff Reporter, Portland Business Journal
3 hours ago

Portland's NPB Capital Partners continued its extensive run of acquisitions in the Rose City this week, this time picking up the former Sunshine Dairy Building in Northeast Portland.

The locally based real estate investment fund, whose passive capital partner, Berggruen Properties, is based in Los Angeles, bought the property for $8.1 million. The prior owners were the California company Karamanos Holdings Inc. John Karamanos founded Sunshine Dari in the 1930s.

...

In a release, NBP's Ryan Fiegelson said the company plans to demolish the existing building and develop a new mixed-use project in its place.

“Our business plan will consider vertical development of the Sunshine Dairy site,” he said. “When we first saw this deal, we were initially drawn to the rapid transition and development of the immediately surrounding area. NBP Capital is excited to be a part of the area’s continued growth and long-term future.”

Via the King Neighborhood page:

"Representatives from Solterra (www.solterra.com) presented plans for a new 60-foot tall, five-story building at 1130 NE Alberta Street (across the street from The Radio Room).

The new building will cover the lot where the existing building stands (which will be demolished) as well as the parking lot.

The building is described as having the following features:

* Two stories of co-housing with lofts. 85-90 units of housing have been proposed. The smallest unit is 350 square feet. The developer stated that each co-housing unit can be leased for a day or a year.

* Hotel and wellness center

* Ground-floor retail

* One story of office space

* Underground parking for about 30 vehicles

No affordable housing units are proposed. The developer is seeking bonus provisions (presumably to be able to build a 60-foot building in a CM2 zone) for affordable commercial space."

Does anyone know any more about this? It looks like a big one!

It looks like a big building for that area, but it is mostly replacing a parking lot and a small building, so that would be an improvement.

Yes, the neighborhood and SDP folks complain it's too big. But there's a 4-story building going up a block away (altho 1/4 block, not 1/2 block). Plus, the block just east seems a prime development site. The area is and will be changing, to fulfill it's zoning!

This is what should be on Sandy, not that Lexus dealership thing.

I see Rep. Ilhan Omar . That would be about the only way that I'd get behind this treatment, which promises to not age well.

Since the hearing for this is scheduled for today, why aren't the drawings available in the hearing agenda? I thought drawings were available within a week of a hearing..

I've found that to be more an aspiration than a requirement.
